JOB DESCRIPTION AND SCHEDULE FOR MAINTENANCE The following job description is not intended as the all-inclusive list of responsibilities for the Maintenance personnel. Other duties may be assigned as needed. DAILY MAINTENANCE 1. General walk around inspection of the building and grounds. 2. Check booster pumps. 3. Clean pool and pool area including pool bathrooms. 4. Pick up trash property wide and empty trash in trash receptacles. 5. Dumpsters and trash chute cleaned 3 days a week. 6. Wipe off shopping carts and gray utility carts. WEEKLY MAINTENANCE 1. Clean and blow parking areas 2. Test fire pumps. 3. Inventory cleaning supplies and prepare list. MONTHLY MAINTENANCE 1. Perform any needed maintenance on golf cart. 2. Inspect generator - batteries, water, fuel, etc. 3. Clean and pressure wash tiled areas. 4. Clean pool deck. 5. Dispose of items left in garage area, parking lots, stairwells and closets. 6. Lubricate trash chute doors. 7. Check sprinkler system. 8. Test generator. QUARTERLY MAINTENANCE 1. Escort pest control. 2. Treat any development of rust and repaint property wide. 3. Check parking curbs to make sure they have remained anchored and/or need to be replaced. OTHER MAINTENANCE DUTIES 1. Repaint parking lot lines. 2. 3. Check light bulbs throughout building. 4. Pressure wash as needed. 5. Change a/c filters in common area units. 6. Clean and organize storage closets. 7. Maintain gate access database. 8. Secure elevators for movers and contractors as necessary. 9. Direct contractors as needed. 10. Perform work orders for owners. 11. Operate floor cleaning machine. 12. Perform support tasks (painting, electrical, repairs). 13. Take down and put up elevator pads. CLEANING DUTIES (A) General 1. Clean elevators – inside, outside, and thresholds. 2. Pick up debris from entire perimeter of grounds. 3. Cleanup at doggie pool areas and refill bag dispensers. 4. Collect garbage from marina. 5. Clean two glass doors in garage. 6. Check stairwells for trash and clean if necessary. (B) Lobby – Floor 1 1. Dust, mop, vacuum, clean garbage cans, clean windows, sweep thresholds. 2. Remove boxes and debris from trash chute rooms; clean. 3. Clean restroom, refill paper products. (C) Floors 2 - 10 1. Clean all door fronts. 2. Clean windows and window seals. 3. Clean top two railings along walkways. 4. Use feather duster to clean vents and lights. 5. Sweep and spot mop floor. 6. Clean elevator outer doors and landings. 7. Check stairwells and railings for debris and dust/clean. 8. Remove boxes and debris from the trash chute rooms. 9. Clean stairwells – railing and floors. (D) Gym 1. Disinfect workout equipment, refill disinfectant bottle and paper towels as necessary, remove trash. (E) Garage 1. Clean pool restrooms, refill paper products. 2. Clean 2 glass doors. 3. Dumpster – transporting/moving dumpster to parking deck for Waste Management. (F) Marina 1. Trash removal. 2. Obtain electrical meter readings at each slip mid-month and send to association manager.
