You will need to ensure maintenance work orders are completed on time, apartment turnover is effectively and efficiently handled for new tenants, and all aspects of the property are always safe and secure for employees, residents, contractors and visitors. You will provide training, mentoring, performance management, and hands-on maintenance assistance with your team. You will report directly to the Community Manager for our property and work collaboratively with the community team as well as key partners including Maintenance Mentors, outside contractors, residents, Property Management, Property Finance, and Human Resources to ensure all required aspects of maintaining a stable, fiscal operation are covered and meeting all building, fire, and safety requirements. Must be available for on-call hours and snow removal as needed. Responsibilities will include: · Maintain indoor and outdoor maintenance and clean presentation of this community. · Complete routine painting, carpentry, dry wall, cleaning, minor plumbing, minor electrical, and other maintenance activities in response to work orders or preparing vacant units for new residents. · Complete grounds maintenance duties such as trash management, mowing, trimming shrubbery, cultivating flower beds along with snow, ice, and debris removal as needed. · Strong communication with team members for timely follow-up on work orders. · Respond to emergency on-call duties within 30 minutes of on-call notification as required or assigned. May be assigned to cover other properties for on-call coverage as needed. Requirements · 3+ years prior apartment maintenance experience, preferably in affordable housing communities. · Routine painting, plumbing, electrical wiring, HVAC, dry wall, boiler repair, and other related general repair and maintenance skills required using both hand and power tools. Ordering, inventory, hazard material knowledge important. · Prior 1+ years team supervision experience including training and performance management skills. · Demonstrated excellent customer service skills and problem-solving skills required for interaction with residents, visitors, housing authority representatives, team members and fellow employees throughout Conifer. · Desire to work for a company that continues to grow, offers personal growth and promotion from within, and the opportunity to build “a Home for possibilities” for yourself and our residents. · Bilingual Spanish-speaking a plus.
