Demo, drywall, paint project in Dana Point. (pix and video included) This room had an new support beam placed at the apex of the vaulted ceiling to support a newly installed Calif (over roof) due to a large home addition that adjoins to this existing house. The scope of work of this project is as follows: 1) Remove one center post which is no longer providing support as a new roof support beam was installed. Remove two cross beams running connected to the center post. Remove all connections to floor so floor tile can be laid by others. 2) Install drywall, tape, mud, orange peel to all areas exposed from the added beams or damage to existing drywall as seen in the video. Provide code compliant insulation under drywall in small area above front door where new window was added. When drywall is completed, it will be ready for a full room paint, ceiling and walls. Primer and two coats provided over the raw areas to assure no visible differences vs. existing painted areas. One coat over existing painted areas except the one grey wall, as many coats as required to assure white looks uniform. Owner will select and pay for paint. All white. Contractor to provide appropriate and safe scaffolding for the entire project. 3) Paint entire room, ceiling and walls, paint baseboards, re install small baseboard sections where required. Re install dark ceiling trim in a few areas…its flat trim against the wall, not crown molding. There is only a few pieces. When completed we can best decide how to complete this task. All trim is owner supplied. (it was taken down before this project started) Dimensions of the room: 24’ x 19’. Max ceiling height at top of beam is about 14ft. All items will be removed from the room. Contractor to protect floor with appropriate cover. Owner (one person only) is residing in the house, so a small 2x4 stick built walk area at stairs to kitchen with clear plastic over the 2x4s to prevent dust from going upstairs and allowing owner access to stairs. There is no modifications in this small area, except final paint. Stairs to Kitchen distance is about 10ft. Dana Point allowable construction work hours are 7am – 8pm Mon – Sat. No permit is required as Owner already has a permit for the larger project. There will be no specific building inspection for this work as its cosmetic work, but this works completion is required for occupancy permit. Fire sprinklers will be installed before work begins, at the locations seen in the video. Project is ready to start. License required.
