Superintendent Position open for a property management company. Qualifications - Possess Strong knowledge of painting, electrical wiring, plumbing, carpentry, appliance service/repair and use of power machinery properly and safely -The ability to maneuver or move heavy equipment, appliances, supplies and tools - Possess communication skills Responsibilities: -Overall Responsibilities: Under the general direction of the Director, the Superintendent is responsible for the custodial duties, performing repairs and maintenance work in the interior and, exterior of the building, ensuring that all building equipment is functioning properly to provide a safe, clean, sanitary and code compliant facility for clients and staff; coordinating the performance and completion of any capital improvement projects with Facilities Department; performs related work The essential duties of the Superintendent include but are not limited to the following activities: -Inspect building on a daily basis and develop a preventative maintenance routine. -Repair and shut-off valves and radiator valves -Trace leaks and remedy any water damage by the way of plaster/sheetrock and paint -Install/repair light fixtures, switches and outlets -Fix locks/doorknobs and replace when needed -Perform preventive maintenance on equipment weekly, monthly or as required - Keep sidewalks safe and clean by removing trash, snow, ice and other debris -Collect garbage and recyclables daily and dispose to curb side on designated collection days
