DUTIES AND RESPONSIBILITIES Perform general electrical repairs on items such as fixtures, switches, outlets, circuits, etc. Perform general plumbing work, such as clearing stoppages, replacing fittings, fixing water lines, installing/fixing water meters, etc. Perform HVAC repairs and maintenance. Replace broken glass, tile, carpet, screens, fixtures, blinds, locks, etc. Paint – interior and exterior, as required. Perform carpentry work, such as installing doors and windows, replacing paneling, etc. Assist in janitorial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc. May assist in grounds work including grass cutting, landscaping, etc. Participate in a standby emergency schedule for evening, weekend and holiday coverage. Be responsible for stock control and responsible utilization of maintenance materials while staying within budget. Be responsible for the refurbishing of units, where applicable, prior to tenant occupancy. Keep accurate records regarding preventive maintenance, work orders, unit refurbishing, and inventories. Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals. Periodically inspect all units, buildings, and common areas, performing repairs and janitorial assistance, as needed. Maintain current information regarding contractors and suppliers, their services, and goods. Assist with water meter readings (if applicable). Responsible for adhering to all safety guidelines and reporting any work-related injury, immediately. Must provide own hand tools. These tools must be kept in safe operating conditions. QUALIFICATIONS FOR MAINTENANCE PERSONNEL High school education or equivalent. Full-time maintenance experience or experience in related field of one year. Ability to work with persons of all ethnic backgrounds and understand the problems of tenants. Formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, heating and air conditioning, paving, roofing and carpet laying. Willingness to pitch in and work in areas other than strictly repair maintenance (i.e., janitorial, custodial, grounds work, etc.).
