POSITION OVERVIEW: Performs service duties and coordinates activities of maintenance staff to ensure all upkeep, repair, and inventory of the community is completed in an efficient and effective manner. DUTIES AND RESPONSIBILITIES: While the following job description should amplify the Positional C5 Profile in support of KVM’s Organizational C5 Profile, it should also be noted that some responsibilities and duties might not be specifically addressed. Conduct all business in accordance with company policies & procedures, EPA regulations, O.S.H.A. regulations, Texas anti‐entrapment laws, and all other laws pertaining to apartments. QUALIFICATIONS AND REQUIREMENTS: Bilingual Preferred. This position requires appropriate experience in on‐site property management and demands certain things physically in order to be able to fulfill its purpose. EDUCATION/EXPERIENCE - 3‐5 years of related experience & training required - Heating, Ventilation & Air Conditioning (HVAC) Certification strongly encouraged - Certified Apartment Maintenance Technician (CAMT) is recommended WORK ENVIRONMENT - 40 hours per week or whatever the community requirements demand. Must be available on weekends for staffing needs and emergencies. - KVM values a “Can do” attitude to do whatever it takes to get the job done so that we exceed the expectations of our residents and employees. - Indoors (66‐100% of the time); frequently outdoors, all conditions (33‐66% of the time) - Occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 10% of the time) Physical - Stand and walk or sit alternately depending on specific needs of the day. Estimate 90% spent on feet and 10% sitting at a desk - Have constant need (66‐100% of the time) to perform the following activities: - Bend/Stoop/Squat File, pick up litter - Climb stairs Inspect & show property - Push or Pull Inspect & show property, open & close doors - Reach Above Shoulder Inspect property, store/retrieve supplies - Have frequent need (33‐66% of the time) to perform the following activities: - Reading/Writing/Typing/Speaking Corporate, inter‐office, resident communications - Grasping/Turning Telephone, doorknob use - Finger Dexterity Operating office equipment - Lifting/Carrying (paperwork, deliveries, files, miscellaneous): - Under 10 lbs.- constant need (66-100% of the time) - 10-20 lbs.- constant need (66-100% of the time) - 25-50 lbs.- frequent need (33-66% of the time) - 55-75 lbs.- occasional need (1-33% of the time) - 75-100+ lbs.- occasional need (1-33% of the time) PRE‐EMPLOYMENT SCREENING/TESTING C5 Interview DiSC Assessment StrengthsFinder Communication/Language/Spelling - C5 Questionnaire Background Checks - Criminal - Credit - Employment - Degree verification - Drug screen KEY PERFORMANCE INDICATORS (KPIs): - # of Work Orders completed per week within 24 hours of request - # of Unitsturned - Maintain “3” on property audits - # of Recurring Work Orders within 60 days
