Greenbridge Properties is hiring a maintenance coordinator for a 650 unit portfolio of single-family homes and apartment buildings spread out among the greater Portland metro area. We have five in-house maintenance technicians. The ideal candidate will have three years or more of experience in maintenance coordinating for property management and thus assume an active job on day one. We will consider highly motivated individuals with only two years of experience if they have demonstrated extraordinary abilities in communication, multitasking, property management software, quick learning, and are personable and self-driven. The position requires constant communication with tenants, property managers, vendors, and in-house maintenance staff. Applicants must be self-starters and able to work on their own without direct oversight. Most of our properties are located within a 5-mile radius of downtown Portland and employees must be able to drive to any of them when required. We reimburse travel at the federal rate (currently $0.575 per mile). Your typical week will be 1/3 in our downtown office, 1/3 out in the field, and 1/3 working from home. Responsibilities include but are not limited to: Receive, evaluate and assign work orders to in-house maintenance or vendors as appropriate. Create and maintain a schedule for all maintenance jobs. Work with the lead maintenance tech daily to keep projects on track and estimate future workloads. Review the hours and descriptions submitted by maintenance techs. Closeout and invoice work orders. Professionally represent the company at all times. Consistently implement policies of the company. Deal with resident concerns and requests on a timely basis to ensure resident satisfaction. Assist with the hiring of new maintenance techs when needed. Qualifications Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. Effectively convey ideas, images, and goals to diverse personalities. Must possess a positive attitude and the ability to smile under all circumstances. Present self in a neat, clean, and professional manner throughout the workday and whenever representing the company. Must possess sharp attention to detail. Be trustworthy, self-motivated, stay focused, and work with minimal supervision. Strong organizational skills required. Strong familiarity with computers, basic software proficiency, and mobile devices is required. Experience with Appfolio property management software is a plus.
