Maintenance Supervisor Position Overview: **$1,500 Sign-On Bonus** Apply Online: The Maintenance Supervisor works with the Property Manager to ensure that the property grounds, amenities, and residential apartment homes are in clean, good-working order. This includes making sure all maintenance techs are well-trained; daily maintenance is performed; service requests are completed in a timely and accurate manner; oversee bids for contract work and ensure their correct execution; aid in walk-throughs after move-outs and ensure that the apartments are prepared before the next move-in date; and, yes, do the plumbing, carpentry, drywall repair, roofing, pool maintenance, appliance installation, electrical work, and so on and so forth. How You'll Contribute to the Workplace: Include the following, and other duties as assigned by manager. • Inspects properties and equipment to determine need and extent of service, equipment required, and type and number of operation and maintenance personnel needed • Directs contracted projects to verify adherence to specifications • Purchases building and maintenance supplies, machinery, equipment, and furniture • Ensure that all service team associates are well trained in the areas of professionalism, customer service and fair housing and provide them with assistance when needed • Maintain a work schedule to ensure that the property is adequately staffed to meet customer service and company goals • Schedule and oversee the daily work for the maintenance of pools, grounds, service requests, make-readies, move-ins and projects • Monitor leasing activity and schedule changes when necessary to meet move-in goals. • Work with Community Manager in walking apartments within 24 hours of move-out and making sure charges are properly assessed • Assembles and analyzes contract bids, and submits bids and recommendations to superiors for action • Maintain SDS/OSHA/EPA logs in shop and office. Inventory control logs and preventative maintenance logs as well • Check key log daily. Make sure ALL keys are accounted for and completely audited as your last assignment of the day • Communication meetings with Property Manager to review maintenance issues and make-ready status on a daily basis • Schedule work orders and complete as necessary ensuring that there is a 24 hour or less response time • Works closely with Property Manager to resolve employee and resident issues • Plumbing, carpentry, drywall, insulating, roofing, pool maintenance, appliance installation and repairing buildings, floors or stairs, • Basic electrical experience • Landscaping • All other duties as assigned How We Reward & Support You: • Providing personalized career growth opportunities through ongoing educational classes and industry certifications • Ongoing hands-on training with HVAC, plumbing, electrical, fire safety & pool equipment • Rewarding you with competitive pay and benefits.
