Description
Responsibilities
The Superintendent must interface with, and be responsive to the residents of the building to provide quality, timely service
The Superintendent is responsible for building repairs (including tenant unit repairs), inspection readiness, and management of the building
Maintenance work is to be carried out either by the Superintendent himself; or independent service contractor(s). He will sign off on work completed by contractors and maintain internal and external building maintenance
The Superintendent shall visually inspect the conditions of the building, including the outside, stairwells, halls and other common areas at least once every day
Malfunctions should be reported immediately to the service contractors and the Management Company
This is a live-in position and includes after hours responsibility for emergencies
Qualifications
High level of customer service
Knowledge of building maintenance systems
Ability to work independently
Experience with building repairs (plastering, painting, removing clogs, leaks, ceramic tile, shower bodies, changing fan belts, boiler operational checks, changing/replacing door locks)
Experience with apartment turnover
