Apartment community in Waterbury is seeking an energetic, self-motivated, and dependable individual to join our team. Under direction will be responsible for the on-going maintenance and upkeep of buildings, equipment, facilities and grounds. Excellent communication skills are essential as this position involves coordinating on a regular basis with management and coworkers, residents, and subcontractors. The responsibilities are wide-ranging and diverse. Must be willing to work overtime and perform snow removal, as well as other duties as assigned. Position Responsibilities: *Directly responsible for all maintenance on the property. *Ensures that vacant units are turned over in a timely fashion. *Solicit bids for major repairs, purchases, or contracts. *Inspect property on a regular basis to ensure all repair work is done properly, safely, and in a timely manner. *Provide leadership and/or assist leasing and management staff as necessary in emergency situations. *Participate in the emergency maintenance on-call schedule. Maintenance duties include: Repairs to building appliances and fixtures; change locks; replace floor tile; unstop clogged drains; repair or replace plumbing fixtures; patch holes in walls; replace faucet washers; perform roof repairs; spot paint exteriors; paint building interiors; assist resident manager, operate lawn care equipment; clean unit interiors; perform miscellaneous carpentry repairs; perform minor masonry duties. Education and Experience: *High school diploma or equivalent *Minimum two years full-time maintenance, or other related experience utilizing a work order based system *Experience working with enterprise software such as Yardi, One Site or similar *Willingness to perform any task that is required (i.e., janitorial, gardening, etc.) *Working knowledge of electricity, plumbing, carpentry, and painting *Familiarity with HVAC system and various appliances *Good communication skills. *Ability to interact with a wide and diverse range of people Full and comprehensive benefits, including Medical and Dental, Time Off (vacation, sick, and personal), and 401(k).
