The Franklin County Regional Housing and Redevelopment Authority (HRA) serves the housing and community development needs of the twenty-six towns of Franklin County in northwestern Massachusetts. We work with residents to successfully access a wide variety of housing resources. We also work with the municipalities of Franklin County to apply for and administer grant funding for various infrastructure and community development projects. CUSTODIAN JOB CLASS: Part-time (15 hours per week), non-benefited, non-exempt To provide and maintain a clean, sanitary and safe physical environment and grounds of the Franklin County Regional Housing and Redevelopment Authority office located at 241 Millers Falls Road, Turners Falls, MA 01376. GENERAL RESPONSIBILITIES: 1. HRA is a public agency operating for the benefit of all citizens. Personnel shall conduct themselves in a manner respectful of all clients and shall adhere to HRA's mission and goals. Personnel shall act in such a way as to create a positive image of the Agency. 2. Personnel will act in a professional manner while relating to HRA staff, clients and business contacts seeking to resolve differences or complaints through appropriate agency procedures. 3. All personnel are responsible for adherence to HRA personnel policies, including the prevention of conflict of interest, misuse of funds, or abuse of trust and are responsible for reporting known misconduct to an Executive officer. 4. All personnel shall respect the legal and moral rights and privacy of confidential information due all clients and are responsible for upholding HRA's affirmative action policies. PRINCIPAL DUTIES: 1. Responsible for all maintenance functions required to keep HRA offices serviceable, clean, in safe condition and be responsible with reporting needed repairs. 2. Clean common areas, examples include: sweeping, mopping, washing, vacuuming, waxing, polishing, dusting and cleaning windows. 3. Clean and disinfect all high-touch surfaces in all common areas- Resource Room, lobby, bathrooms, halls, waiting areas, copy room, kitchenette, conference rooms (approximately 4,500 square feet)-Per COVID regulations. 4. Clean high-touch surfaces include, but not limited to, door knobs/handles, light switches, tables, counters, chair backs/arms, handrails, copy machine controls, mailbox clusters, bathroom and kitchenette fixtures, cabinet door handles, refrigerator door handles, etc. 5. Be responsible for participating in the upkeep of HRA grounds as listed, but not limited to, mowing, raking, snow removal, leaf removal, etc. 6. Perform routine minor repairs. Examples included: interior and exterior painting or touch up, replacement of faucet aerators, lightbulbs, and filters and routine carpentry (less than journeyman, that does not require a construction supervisor's license) such as basic patching, replacement of doors, and minor plumbing repairs (plunging, shut off water valve, identify problems.) 7. Other duties as assigned SUPERVISION RECEIVED: The Custodian works directly under the supervision of the Director of Property & Asset Management. SUPERVISION GIVEN: None GENERAL QUALIFICATIONS: 1. Experience with all custodial/janitorial functions required to keep the property in good order as listed, but not limited to, sweeping, mopping, washing, vacuuming, waxing, polishing, dusting, window cleaning, cleaning of bathrooms, etc. 2. Demonstrated ability to organize, schedule, and plan work independently. 3. Demonstrated ability to follow oral and written instructions. 4. Ability to lift a minimum of 30 lbs. 5. Ability to operate maintenance equipment that does not require special licensing. Examples include lawn mower, snow blower, leaf blower, vacuum, etc. MINIMUM EDUCATION AND EXPERIENCE: 1. High school diploma or equivalent 2. Minimum of two years' prior experience in custodial, labor, construction and/or mechanical position required. OTHER: Valid Massachusetts driver’s license, good driving record and access to reliable transportation required.
