SUMMARY: The Regional Maintenance is responsible for asset maintenance management and overall maintenance, compliance, policies and procedures at a portfolio of assigned properties. Regional Maintenance will provide detailed reports for capital needs, Pre-REAC inspections and site audits. Regional Maintenance must act as a positive Ambassador for Impact Seven in all regards and situations. REPORTS TO: Director of Maintenance STATUS: Full-time, Exempt Essential Duties And Job Responsibilities: • Thorough routine site audit inspections and monitor and document conditions of properties and performance of on-site personnel. • Coordinate bids in a timely manner for major repairs and capital needs and recommend purchases and repairs. • Assist Regional Managers with interviews for maintenance staff. • Act as the liaison with restoration companies and vendors on large projects. • Schedule and plan all maintenance tech trainings, presentations, and update new company rules and regulations. • Lead the negotiation of contracts with outside vendors in accordance with company policy. • Oversee renovation projects and all capital project execution; including the vendor contractor relationship, cost control, budget attainment, and final punch quality to assure Impact Seven standards of excellence. • Attend approved seminars, meetings and conventions related to property management as continuing education experiences. • Obtain necessary certifications and licenses. • Conduct Pre-REAC property inspections and document all findings on Inspect Check software and follow up with recommendations on repairs needed to pass REAC inspection. • Ability to review plans for new buildings, rehabilitation of existing buildings and meet deadlines. OTHER SKILLS AND ABILITIES: Ability to manage work schedule, complete work by deadlines, use program resources wisely, and able to keep records organized. Must possess strong leadership skills and interpersonal/human relation skills. Experience working in a team-oriented, collaborative environment. Must be proficient with common desktop computer applications including Excel, Word, and Outlook and must be able to learn and use a variety of web-based portals and property management software applications including Yardi Maintenance mobile and Inspect Check for Pre-REAC inspections. EDUCATION and/or EXPERIENCE: High school diploma, or equivalent required. Technical school training preferred. Five to Seven years progressively responsible maintenance experience with prior supervisory experience. High level of proficiency with all HVAC system types. Experience with multiple building types including midrise, high-rise, townhomes, and single-family homes and demonstrate proficiency in carpentry, plumbing, electrical, and general repair. CERTIFICATES, LICENSES, REGISTRATIONS: Valid driver’s license with current vehicle insurance. Must be able to seize, hold grasp, turn or otherwise work with one or both hands. Fingers involved only to the extent that they are an extension of the hands. • Frequent crouching down and forward by bending legs and back. • Duties may require contact with human and/or animal waste; proper safety precautions must be taken. • Work environment is indoor/outdoor work as needed. Temperature ranges may be very cold to very hot.
