Building General Requirements • Criminal background screening • Must provide own hand tools and personalized protective gear • Must have reliable vehicle and evidence of auto insurance • Supply yourself and wear appropriate clothing, shoes, and safety gear appropriate for the task being performed • Complete building specific daily cleaning tasks, preventative maintenance, routine maintenance, and service requests • Evaluate and communicate whether a service request should be performed by maintenance person or outside contractor • Program intercoms and keypads EXPERIENCE REQUIRED • O.S.H.A 10 HOUR CERTIFICATION • Life/Safety: smoke detectors, carbon monoxide detectors, fire extinguishers, fire alarm panels, security devices, signage, indoor and outdoor lighting, passageways, emergency exit signage, emergency lighting, repairing, or replacing devices not requiring licensed contractor. • Proper use of hand tools and power tools • General building repairs including plumbing, repairs and preventative maintenance, floor, and roof drains, sink clogs, replace traps, turn on/off seasonal outside watering systems, basic pump operations and servicing • Boiler Systems: basic boiler and steam heat systems: operations, preventative, and routine maintenance, draining sediment from boilers, troubleshoot radiator steam vent issues. • Electrical: Basic electricity, re-wiring and/or replace light fixtures, replace ballasts, electrical safety, and troubleshooting, adjust, troubleshoot light timers, photo-cell testing/replacing • Carpentry: Basic repairs to walls, doors, stairs, handrails, tiles, etc. • Painting: Plaster, sand, topcoat • Doors, Locks and Keys, latch systems, cylinders, rekey, lubricate, hinges, closing problems, door closers, intercom programming and editing, keypad programming • HVAC: basic air condition principles, condensors, blowers, troubleshooting, seasonal turn on/off procedures, T-stat programming • Outdoor Maintenance & Landscaping: operate and maintain lawn mowers, leaf blowers, snow-blowers, basic hand tools
