Rent Ready Construction Services provides turnkey and custom Multi-Family renovation and capital improvement services (CapEx) in Washington DC, Maryland and Virginia. We are seeking a Superintendent with a “get it done” attitude to join our team. Current projects are located in Alexandria, Arlington, Fairfax, Falls Church, Reston and Washington DC. Summary: To provide onsite management for all phases of Multi-Family construction projects, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being followed, and work is proceeding with quality, on schedule and within budget. Responsibilities: -Manage and coordinate daily construction operations across multiple job sites/projects -Track and control construction schedule and associated costs to achieve completion of projects on time and on budget -Take overall site management and team leadership -Responsibility for supervising all on-site trades and personnel -Run weekly safety meetings with all trades -Communication of the ongoing evolution of the project, change orders, milestones, and reports -Project changes in scope and revenue -Work with Project Manager to ensure submittals and clarification answers are kept current and documented -Manage day to day client interactions and expectations, directly or in a supervisory role -Site Management & Coordination -Maintain Construction Management Software -Creation of daily reports and pictorial documenting progress and issues Requirements: -2 to 5 years of construction management experience in a field supervisory role -Working knowledge of the construction process including scheduling, contract administration, equipment, manpower, etc. -OSHA 10-hr Construction Industry at a minimum (higher level certification is a plus) -Bilingual English and Spanish is required for success in the role -Demonstrated ability to direct the work of others including subcontractors and suppliers -Experience with Construction Management Software is a plus -Excellent communication skills -Ability to report promptly, accurately and clearly to a remote Supervisor -Proficient in Microsoft Outlook, Excel and Word -Verifiable references Personal Attributes: -Willing to “speak up” when necessary to achieve desired results and steer project success -Capable of handling multiple projects simultaneously -Work successfully without requiring close supervision -Able to work successfully with strong/dominant personalities -Dispute Resolution -Responsible and accountable for their results -Competitive, ambitious and results oriented/goal driven -Team player with a positive attitude -Customer focused Compensation: -Full-time -Salary based on experience, range: $45,000.00 - $55,000.00 per year -The successful Project Manager will receive raises based on contribution to the company, not length of service -Benefits including health and vision insurance -Paid holidays
