TITLE: Facilities Assistant and Custodian MISSION: Massachusetts Horticultural Society seeks helps people to change their lives and communities for the better through growing plants together. Much of our work takes place through the public Garden at Elm Bank. OVERVIEW: The Facilities Assistant and Custodian reports to the Facilities Supervisor and is responsible for the day-to-day custodial, housekeeping, and general maintenance of the buildings at the Garden at Elm Bank, Wellesley, MA. They also assist in day-to-day functions of the Garden and preparation for private and public events. Tasks may include occasional grounds maintenance and snow operations. Significant early morning hours (often at weekends) are part of the role to support event setup and cleanup. These can normally be accomplished by a 6am starting time but some flexibility will be needed. DUTIES AND RESPONSIBILITIES: • Sets and maintains highest aesthetic standards for interior and exterior appearance of all buildings and public areas daily. o Work to include, but is not limited to, vacuuming, dusting, cleaning windows, deep cleaning, floor maintenance, sanitation of public areas, etc. o Clean and maintain all facilities and necessary equipment. o Collect and remove all trash and litter from the buildings and grounds daily. o Clean rooms, hallways, restrooms, offices, stairways, and windows. o Sweep, remove debris, clean spills, and mop floors throughout the property. o Collect, consolidate, and dispose of recycling into proper receptacles. o Wash walls, ceilings, woodwork, windows, doors, and sills. o Maintain the cleanliness of the public and team member restrooms. o Ensure grounds and gardens are litter free at all times. • Undertakes all event and wedding turnaround duties overnight, during peak season often Friday, Saturday and Sunday evening events with 3hours work to be completed between midnight and 9am (can be 6am-9am on most occasions). Requires 100% reliability. o Table, dance floor and equipment takedown, moving and setup o Post-event cleaning, trash removal and condition reporting o Setup and takedown support of garden events, exhibitions and major programs o Logistical support of special garden events during event hours as needed • Perform work according to standard procedure and by building's operational schedule. • Complete report logs as directed. • Proactively finds/anticipates custodial needs and prioritizes issues as they arise. • Operate and sanitize all equipment in a safe and proper manner. • Follow and comply with all applicable health and sanitation procedures and adhere to safe work practices. • Work with Facilities Supervisor to create day-to-day and ongoing work logs and procedures. • Work with Facilities Supervisor to create and maintain of a complete set of 'lay user' documentation and SOPs which define the parameters and responsibilities for operation and documented maintenance of our facilities, grounds, and infrastructure. • Keep records of any equipment or supplies needing replacement, as well as respond to any work orders • Support volunteer service initiatives relating to facility, transportation, and grounds maintenance. • Possible seasonal overtime may include: o Major event setup and breakdown o Snow and ice removal QUALIFICATIONS: • Prior building maintenance and janitorial experience • Attention to detail, strong communication and interpersonal • This position requires regular early morning and weekend work with some flexibility as to precise timing of work. • A valid Massachusetts driver’s license and personal automobile insurance and local residency required. • Excellent time management skills and ability to prioritize • Record keeping skills. • Ability to use heavy cleaning equipment • Use of personal protective equipment to prevent exposure to hazards. • Able to work independently and with others; self-motivated, detail-oriented • Working knowledge of workplace safety and equipment. • Reliable Transportation PHYSICAL DEMANDS/WORKING CONDITIONS: • Must be able to walk the Garden’s campus in all weather conditions. • Must be able to lift, push and pull up to 50 lbs continuously over extended periods • Must be able to bend, climb stairs, stand for continuous periods of time, bending, stretching, reaching, moving objects, extensive walking/standing and manual dexterity, and other similar physical tasks. Note: Duties described above, other duties, and physical demands have been identified as essential.
