Position Summary: The number one priority for the Maintenance Department is to provide professional, caring service to residents and staff at Eaton Senior Communities. We do this by striving to provide a safe, comfortable, and well-maintained living environment for everyone who lives or works in any of our communities. The primary responsibility is to be cognizant of all aspects of the physical plant, including the condition of all plant systems as well as residential repairs and replacements. On-call duties are every other week with a minimum payout of two hours when responding to an onsite emergency. Essential Duties: The daily maintenance of all buildings, including all common areas, office areas, dining and kitchen areas, and individual residences. The maintenance of mechanical equipment, such as the heating, cooling & ventilation systems; plumbing, (i.e.) installing & repairing faucets, garbage disposals, etc.; electrical, carpentry needs, and fire suppression and monitoring systems. Outside grounds upkeep, including shoveling and de-icing sidewalks and entryways; keeping the grounds free of trash, repairs to building envelope. Coordinating and working with outside vendors for contracted services and necessary inspections. Preparation of vacant apartments for rental (i.e.) pulling carpet, installing cove base, painting. Assist with room setup and takedown for functions, (i.e.) transport and set up tables & chairs. Rotating on-call status for nights, weekends, and holidays. Required Education and Experience: High school education or equivalent. One year of maintenance experience. Experience and knowledge in working with suppliers & vendors. Familiarity with HUD site-level guidelines and practices. We are an equal opportunity employer and value diversity at our company.
