New Orleans Apartment Management and Marketing (NOAMM) is looking for a skilled and experienced Maintenance Technician for all of our single- and two-family residential rental properties in New Orleans. Competitive pay is commensurate with experience. Full benefits provided, including: 401(k) and health insurance. The primary role of a Maintenance Technician is to safely, efficiently and effectively complete all phases make-ready and repair of rental apartments, traveling to multiple properties daily. Essential Functions and Basic Duties and Knowledge of includes: - General electrical work, including Interior/Exterior lighting - General Plumbing and Gas work - General HVAC knowledge and troubleshooting - Fencing, gates and railings installation and repair - Floor and stair repair: hardwoods and laminates - Roofing, gutters and fasteners - Appliance troubleshooting - Repair, replacement and rehanging of: doors, shutters, cabinets, windows, sliding doors - Lock mechanisms for doors, p.o. boxes and security - Ceiling leaks, locating and repairing - Drywall patching - Painting Candidates will have: - At least one year experience as a Maintenance Technician for multi-family buildings - Prior Maintenance experience - Strong time management skills - Valid driver’s license with clean driving record - Reliable transportation - truck or van. (Mileage is reimbursed at federal rate) - Basic mechanical aptitude - Access to basic hand tools (i.e. drill, channel locks, pliers, saw and hammer) - A work record of punctuality and good attendance - A willingness to learn and be trained - A positive, upbeat attitude Candidates will be: - Technology savvy (w/smart phones, tablets, apps, etc.) - Extremely organized and detail-oriented - Able to follow oral and written instructions - Communicative and friendly, able to maintain effective and cooperative working relationships, and have strong customer-service background skills - Able to project a professional image by following the dress code and appearance standards as set forth by the community - Able to handle on-call maintenance emergency after-hour calls on a rotating schedule - Able to work occasional Saturdays *All candidates must pass a criminal background check and drug screen. **As a condition of employment, all employees must be immunized by vaccination against COVID-19 unless granted a medical or religious exemption.
