Construction Project: Student housing in Scranton, PA. Permits are in hand, need the crew to get it done. 3-floors (basement, 1st floor, 2nd floor) for total of 6,000 sqft. Approximately 2,000 sqft per floor. The basement is being worked on by myself and an assistant. Need an experienced general contracting crew to complete the 1st and 2nd floor (approx. 4,000 sqft total space). The work consists of: 1. Demo stairwell and other areas (approximately 400 total sqft) of plaster and lathe and prepare area for new drywall. 2. Basic wood framing (approximately 6 walls need to be framed), no load bearing walls. 3. Seal windows and complete final construction for approximately 120 linear feet of exterior walls. The exterior wood and framing is complete. Windows are installed but all holes need to be sealed, final alignment of windows. Prepare for insulation and MEP work. 4. Prepare approximately 2000 sqft of college student housing apartments for drywall installation. Fix old framing, damaged plaster, add shims and wood slats where required to support drywall install. 5. Install cabinetry and coordinate with plumbers installation of 6 bathrooms and 5 kitchenettes. 6. Install approximately 20 doors into new and existing framing. 7. Patch and repair plaster and lathe for remaining 2,000 sqft. 8. Install code minimum roll insulation on exterior wall approximately 120 linear sqft. (after framing inspection) 9. Install drywall for approximately 3,000 sqft (separate price). 10. Install new flooring for 4,000 sqft (separate price) 11. Complete 1st and 2nd floor ready to rent (paint etc) (separate price).
