Description
The Porter/Janitor is responsible for the upkeep of all buildings and equipment, property housekeeping, participation in the apartment make-ready process, and cleanliness of the entire property. Maintenance/Janitorial: Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings. Remove trash from office areas and apartment community on a daily basis. Ensure the grounds are free of debris and litter. Assist in the preparation of market-ready apartments, including removing trash from vacant apartments (trash out) prior to make-ready. Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner. Assist in the cleaning of available apartments and or models. Assist with apartment painting. Assist maintenance team with snow removal (if applicable). Report any maintenance concerns for repairs on available apartments, models, clubhouses, and/or commons areas to the Maintenance Supervisor. Responsible for cleaning of the community buildings, laundry rooms, office building, maintenance shop, and grounds. Assist in the upkeep of the maintenance shop and storage areas. Report any lease infractions to the Maintenance Supervisor and/or Property Manager. Safety Requirements: Learn and ensure compliance with all company, local, state, and federal safety rules. Ensures that unsafe conditions are corrected in a timely manner. Responsible for the completion of any incident reports within twenty-four (24) hours of occurrence. Any incident shall be reported to the Property Manager immediately. Observe the “No Smoking” Policy for the community. No smoking in vacant or occupied apartments, boiler rooms, storage areas, or any common space. Smokers must be 24 feet from any building. Resident Relations: Represent the community in a professional manner at all times-on/off property. Deliver communication documentation to residents. Contribute to resident retention programs. Essential Job Functions: Fair Housing training/certification required annually. Demonstrate an ability to contribute to and foster a team approach to serving residents and maintaining a successful community. Operate vehicle and driver’s license required according to community needs. Demonstrate the ability to perform tasks described above without seeking outside contractor assistance. Demonstrate strong communication skills for communicating with residents, co-workers, and senior management. Must possess a positive attitude and the ability to smile under all circumstances. Maintain neat, clean, professional appearance at all times throughout the workday and/or whenever present at the community or company events.
