The Maintenance Technician is responsible for the upkeep of all buildings and equipment, property housekeeping, completion of resident maintenance requests, and prompt vacancy preparation for re-rental. The Maintenance Technician will assist in providing continuous coverage for emergency situations. Maintenance: Regular inspection of buildings and grounds. All noted deficiencies will be communicated to the Maintenance Supervisor. Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings. Inform the Maintenance Supervisor and Property Manager of observed deferred maintenance, noting specific locations, conditions, and recommendations for corrective measures. Remove trash from office areas and apartment community on a daily basis. Ensure the grounds are free of debris and litter. Ensure the prompt and proper completion of maintenance and repairs on all apartments, then return the completed service request forms to the Maintenance Supervisor. Assist in the preparation of market-ready apartments, including remove trash from vacant apartments (trash out) prior to make-ready. Assist in the troubleshoot/repair of mechanical, carpentry, and electrical problems. Responsible for cleaning of the community buildings, laundry rooms, office building, maintenance shop, and grounds. Inspect the playground areas to make sure all equipment is in good repair and no dangers are present. Assist in the upkeep of the maintenance shop and storage areas. Responsible for the proper operation of all tools, mechanical equipment, and the project vehicle. Upon notification from the Maintenance Supervisor and/or Property Manager, be available for emergency duty, such as snow removal and in case of a fire or any other emergencies as defined by management. Required to perform basic maintenance duties as assigned by the Maintenance Supervisor or Property Manager. (i.e., light bulb replacement, sewer back-ups, smoke alarm replacement, drywall repair, painting, cabinet installation, accompany contractors, etc.) Report any lease infractions to the Maintenance Supervisor and/or Property Manager. Responsible for maintaining a daily mileage log for the property vehicle. Assist the Maintenance Supervisor and Property Manager on the annual unit inspections as necessary. When necessary, advise residents of the proper use of all appliances and report any misuse or abuse of the same to the Maintenance Supervisor and/or Property Manager. Responsible for the proper completion of the observation inspection during extermination and supervision of extermination procedures. Immediately report and deficiencies in services to the Maintenance Supervisor and/or Property Manager. Responsible to appear in court on behalf of the owner, when required. Assist with providing continuous coverage of the property for any emergency situations. Safety Responsibilities: Learn and ensure compliance with all company, local, state, and federal safety rules. Ensures that unsafe conditions are corrected in a timely manner. Responsible for the completion of any incident reports within twenty-four (24) hours of occurrence. Any incident shall be reported to the Property Manager immediately. Preparation and participation in emergency procedures manual and drills. Observe the “No Smoking” Policy for the community. No smoking in vacant or occupied apartments, boiler rooms, storage areas, or any common space. Smokers must be 24 feet from any building. Resident Relations: Represent the community in a professional manner at all times-on/off property. Deliver communication documentation to residents. Contribute to resident retention programs. Essential Job Functions: Fair Housing training/certification required annually. Demonstrate an ability to contribute to and foster a team approach to serving residents and maintaining a successful community. Operate vehicle and driver’s license required according to community needs. Demonstrate the ability to perform tasks described above without seeking outside contractor assistance. Demonstrate strong communication skills for communicating with residents, co-workers, and senior management. Must possess a positive attitude and the ability to smile under all circumstances. Maintain neat, clean, professional appearance at all times throughout the workday and/or whenever present at the community or company events.
