We’re a small business with several hundred residential apartments and mobile homes within the St. Petersburg and Clearwater area. We currently have a small crew and we’re looking to expand with one or two more team members. We offer housing, utilities, and pay. The person applying for this opportunity should be able to perform the following: Demo work Light carpentry work & repairs Painting (drywall experience is a plus but not a requirement) Fixture installs (some plumbing and/or electrical experience also a plus) Power Washing Landscaping Punch-list items Please email resume or call the office You may visit our website at fourthwindproperties.com for more information on us. Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the organization. Maintain the overall appearance and cleanliness of several residential communities by ensuring that grounds, amenities, building exteriors/interiors, market ready units, curbs, signage, office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti, and other items which affect the appearance of the community. Performing preventative maintenance throughout the property. All deficiencies and or risk management safety issues are reported immediately. Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory. Perform other duties as assigned or as necessary. Inspect and help coordinate all needed make-ready repairs and services by performing various and as needed electrical, HVAC, plumbing, carpentry, appliance repair, and other miscellaneous equipment maintenance and repairs, as well as carpet cleaning, painting, and overall unit cleaning or other activities as necessary or as directed. Report all major repairs and need requisitions to Manager. Communicate clearly and effectively with tenants, guests, and contracted vendors. Flexible with the work schedule, including availability to work weekends, evenings, and/or holidays in cases of emergency. Ability to be on call for after hours emergency service, as requested. Ability to work well with others and also on your own Reliable vehicle capable of carrying items such as paint, ladder, tools, job site materials etc... Basic set of tools Mobile phone with internet access, good computer skills and ability to learn specialized software Preferably, at least 1 year of general maintenance/general repair experience, preferably in the multifamily or related industry. Knowledge of the safe and proper use of common tools, cleaning products and supplies Learn and comply with industry legal requirements, including federal and local Fair Housing Laws Ability to climb stairs and ladders, lift up to fifty pounds unassisted, squat and reach overhead and below
