Looking for hard-working individual for Maintenance Tech position with regional property management company. Part-time (30 hours/week) position based in Sarasota. Reports To: Maintenance Supervisor / Property Manager Supervises: No direct reports. Works laterally with other employees to ensure necessary tasks are completed. Compensation: Non-exempt/hourly/Full-time, Part-time, or Seasonal. Position eligible for overtime. SCOPE & PURPOSE To be responsible, under the direction of the Maintenance Supervisor / Property Manager, for general maintenance repairs to include but not be limited to: carpentry, basic electrical repair, minor plumbing, painting, and landscaping work. QUALIFICATIONS Education: High school graduate preferred. For safety, productivity and service reasons, the position requires the ability to read and write English. In addition, the position requires the ability to accurately perform basic mathematical functions. Experience: Minimum of one year previous experience in property management, maintenance, or other building maintenance or related trade. Older properties (5+ years) may also require previous renovation experience. Skills: Under direction of Maintenance Supervisor / Property Manager, must be able to diagnose problems with and repair the following: • Major appliances • HVAC • Landscaping/lawncare including sprinkler systems • Basic - Intermediate plumbing (when no license is required) • Basic - Intermediate electrical (when no license is required) • Sheetrock • General carpentry • Pool care (if required by property) • Pest control (if required by property) • Roofs and gutters • Wallpaper/painting • Foundation/sidewalk In addition, the position requires the following skills: • Ability to deal well with people • Good verbal communication skills • Strong customer service representation • Ability to read and write English • Ability to accurately perform basic mathematical functions • Ability to perform the essential functions with minimal direct supervision • Ability to function as a team player Licenses: • EPA certifications for Freon recycling (if required by the property and/or state) • A valid driver’s license with a good driving record; current automobile insurance • Pest control (if responsible for performing in-house) • Other licenses and certifications as required by state or federal laws Training: See licenses required. ESSENTIAL JOB FUNCTIONS Attendance: Position requires the ability to work any of the seven days of the week, 52 weeks of the year, at any property between Tampa and Ft Myers, FL. Due to staffing limitations, it is extremely critical that individuals possess the ability to work their scheduled hours on a consistent basis and work overtime hours when requested. Position requires the ability to be on call to perform services, as scheduled or as necessary. Duties: 1. Assist Maintenance Supervisor / Property Manager with maintaining the physical condition of the assigned properties according to company operating standards and ensure that service requests and repairs are performed correctly and in a timely manner. Position requires the ability to transport or move up to 60 pounds variable distances, the mobility and flexibility to use ladders, and to access and work in confined spaces and at heights more than eight to nine feet. Ability to personally perform general maintenance repair tasks without endangering themselves, residents, or fellow employees. 2. Assist Maintenance Supervisor / Property Manager with organizing and prioritizing service requests and general maintenance tasks. 3. Assist Maintenance Supervisor / Property Manager with department budgeting and reforecasting, as required/directed. 4. Assist Maintenance Supervisor / Property Manager with scheduling and supervising work performed by outside contractors as required/directed. 5. Assist Maintenance Supervisor / Property Manager with maintaining a proper inventory of supplies and tools sufficient for providing service and maintaining the properties. Purchase supplies as authorized and directed using the standard purchasing and proper bidding procedures. 6. Work with Maintenance Supervisor / Property Manager to ensure that vacant units are made rent-ready in a timely manner. In absence of Maintenance Supervisor / Property Manager, oversee turnkey work of outside contractors. 7. Perform preventative maintenance work as directed. 8. Read and write maintenance tickets as required. 9. Other tasks as assigned by your supervisor not listed as essential functions. General: 1. Demonstrate by word and deed adherence to all federal and state fair housing laws and public policies. 2. Position requires adherence to company dress code. 3. Read, comprehend, and follow equipment operating instructions and instructions on how to use supplies. 4. Participate in company training classes and meetings, as required. 5. Clearly communicate with residents and maintain customer services standards. 6. Adhere to the company’s safety program, policies, and procedures. Assist Maintenance Supervisor / Property Manager with maintaining the hazard communications program. Promote and perform safe work practices. Equipment: 1. Position requires individuals to furnish their own hand tools and a vehicle to transport tools and supplies to different properties. Persons must be able to drive the vehicle without jeopardizing the safety of residents and fellow employees. 2. Position requires individuals to be able to use general maintenance equipment including, but not limited to: handtools, paint equipment, ladders, Freon recovery units, landscaping equipment, pool chemicals, ice removal equipment, and required safety equipment.
