POINT PLEASANT BEACH, NJ — A hearing on the proposal to build nine townhouses on adjoining lots on Channel Drive and Broadway before the Point Pleasant Beach Board of Adjustment has been postponed to February. A notice on the Point Pleasant Beach borough website said the hearing on the proposal by the Crescenzo Group, LLC, for the lots at 308 Channel Drive and 311 Broadway, which had been scheduled for Thursday, has been moved to the Feb. 3 zoning board meeting. The Crescenzo Group wants to tear down an existing single-story building that was a business and a two-story home and replace those with townhomes in two buildings. The proposal needs a variance because the properties are in the borough's marine commercial zone, and townhomes are not permitted in the zone. It also needs variances for setback requirements. Front yard setbacks are required to be 25 feet, but one building would be just under 11 feet from the road, and the other would be 16.67 feet. The rear yard setback requirement is 25 feet, but the proposal would have no setback. The maximum building height is two stories and 32.5 feet, but the proposal is for 2½ stories and 35.71 feet hight.
