We are looking for a friendly and hardworking individual to perform the following duties and responsibilities at our 76-unit residential property in Brooklyn: - Act as the primary caretaker of our residential building - Perform general maintenance, repairs, and maintain mechanical functions of the building in compliance with company policies & procedures and NYC building codes - Perform or supervise maintenance of all onsite equipment based on operating manuals and manufacture’s recommendations - Communicate with residents and respond to maintenance requests and concerns - Conduct and document regular inspections of building - Oversee contractors for major repairs - Review premises regularly to ensure compliance with all fire safety codes, regulations, and to make precautionary repairs - Work with Property Manager and building Porter to address immediate problems - Be "on-call" at all times in case of emergency Experience Required: - Understanding of building construction and maintenance; must have skills in plumbing, electrical work, carpentry, locksmith, & drywall application - Certification in building maintenance services e.g. plumbing, electric, heating/cooling is a plus - Ideally have FDNY F-80 Certificate of Fitness, boiler technical training, knowledge of sprinkler operation, and other relevant training, certifications, and experience - Owns many of their own tools necessary to perform on the job - Good communication skills - A positive can-do attitude! We are ideally looking for someone with at least 3 years of experience as a building Super.
