Assistant Chief Engineer. This position requires SEIU Local 1 membership. The Assistant Chief Engineer position takes direction from and works closely with the Chief Engineer and/or Property Manager. Extra hours available on an as needed basis. The ideal candidates will have at least 3 years’ experience as Assistant Chief Engineer or Class A Janitor (or equivalent), and have a positive and hardworking attitude. The job will consist of, but is not limited to the following: 1. Completing repair and maintenance work orders as directed 2. Completing cleaning and janitorial tasks as needed 3. Monitor and adjust building systems (pool equipment, boilers, HVAC systems, etc) 4. Assist contractors as necessary 5. Assist with capital project management 6. Assist with maintenance record keeping 7. Assist with janitorial team direction and scheduling Education: High school diploma or GED equivalent. Basic reading, writing and verbal communication skills necessary to complete tasks and work independently. Experience: 3 years’ experience as Assistant Chief Engineer or Class A Janitor (or equivalent) Completion of Class A Janitor apprenticeship program Physical Requirements: This position demands good mental and physical health. Successful candidates must be able to lift packages and equipment up to 50 pounds. SEIU Local 1 union membership required. This position takes direction from the Chief Engineer and Property Manager in the form of assigned duties. General duties consist of, but not limited to the following : 1) Completing cleaning and janitorial tasks as assigned, which can include bathroom, grill and common area cleaning. Floor mopping, stripping, waxing and vacuuming. Garbage and recycling removal. 2) Doorman relief, greeting residence and providing support in package tracking, security, and communications. 3) Completing assigned resident work requests which can consist of basic electrical (light switch, outlet replacement). Basic plumbing (drain rodding, faucet/toilet repair). Basic carpentry (drywall repair, painting). 4) Understanding emergency response (fire response system/water leak detection and isolation). Education: High school diploma or GED equivalent. Basic writing, reading and communication skills. Experience: Building or home repair experience is a plus. Basic plumbing and electrical skills. Commercial cleaning experience is a plus. Operating floor buffer, large vacuum, carpet extractor. Operation and use of hand / power tools from a hammer and drill to a snow and leaf blower. Physical Requirements: The position demands good mental and physical health. Long periods of time on your feet walking, crouching and the ability to lift 50 pounds.
