Building Engineer Responsibilities • Commercial Tenant’s maintenance – correct problems with plumbing, heating, air conditioning and electrical systems • Construction Skills such as carpentry, painting, masonry, plumbing, roofing and welding • Tools to have on hand: common power tools and hand tools, including hammers, drills, wrenches, saws and pliers • Basic skills needed: electrician, carpenter, plumber, mechanic, painter, HVAC technician and roofer • Advanced critical thinking and problem-solving for fixing maintenance issues • Strong verbal and written communication for discussing maintenance issues • Touch up paint throughout buildings and / or vacant spaces • Repairing pneumatic systems • Replacing faulty electrical circuits • Painting walls, door jams, trim • Routinely conduct inspections. – light bulbs, door hinges, fire extinguisher inspections, boiler inspections, building alarm inspections • Preventative maintenance such as monthly filter change outs, ventilation and air conditioning systems or replacing seals in plumbing systems. • Maintaining boilers and change out filters regularly • Checking and responding to security and safety issues • Inspecting restrooms, basement, conference rooms, vacant spaces, parking garage • Should have customer service and practical skills that keep things working properly • Keep logs of repairs, inspections, warranty information • Having properties free of debris, picking up tree debris, emptying trash cans outside, checking for any trash around buildings • Coordinating delivers from vendors and suppliers • Keeping documents of inspections and problems • Some landscaping • Keeping inventory of cleaning and repair supplies • Traveling within OKC Metro area for other commercial properties Must have 2-5 years’ experience in HVAC, plumbing, electrical, carpenter, and masonry.
