Property Management Company seeking Full-time, Groundskeeper for assigned Condominium complex. Position in eligible for Benefits after probationary time including: Medical, Dental, Vision, 401k, etc. Hours are Monday through Friday, 7:30am through 5pm, negotiable and availability for after-hours emergencies and maintenance as needed/applicable. Pay rate is $16.00-$19.00 Hourly based on two week pay periods. This Position maintains Community at the direction of Manager and Board including but not limited to grounds, amenities and exterior common areas. Responsibilities include light maintenance as needed related to: painting, irrigation repair, use of hand tools, power tools, snow-blower, etc. RESPONSIBILITIES AND DUTIES: • Maintain a professional courteous manner with all Residents, Vendors, Contractors, and Staff • Assist vendors or sub-contractors that may be called to the Community • Keep, maintain and secure Community Property (tools) • Check and inspect all Community roads, walks, entry way, garages and gates regularly for hazardous conditions which may or may not exist • Inspect and maintain community areas, pool & spa, landscaping areas, dumpster areas, and other recreational or common areas • Initiate, complete and assign work orders for maintenance items • Maintain inventory of supplies needed for the Community as approved • Pick-up trash and debris throughout Community • Regular pick-up of pet waste on grounds, emptying stations • Snow removal, mitigation as needed in conjunction with vendors • Remove graffiti, painting, etc. as applicable • Cleaning, sweeping, hosing sidewalks, parking garage and driveways, etc. PHYSICAL REQUIREMENTS: • Capable of working extended hours, including holidays and weekends as necessary • Able to see well enough to read faint or partially obscured writing or printing with corrective lenses • Position involves standing and movement throughout the day. Must be able to transport oneself around the property. • Position will alternate between working indoors in controlled climate and proper lighting to an outdoor setting with variable climate and lighting • Must be able to lift heavy load utilizing safe work methods. Able to lift-up to 50 pounds. • Must be able to interact with all types of individuals, be mentally alert, detail-oriented with good reasoning, troubleshooting and problem-solving skills. • Must have the ability to work on more than one assignment at a time with frequent interruptions, changes or delays. • Must be able to remain focused and work effectively, efficiently and cheerfully under some circumstances which may be stressful. • This is not a full list of all responsibilities, skills, duties, requirements or working conditions associated with the position.
