Auburn Place Town & Garden Homes is an established 88 unit complex in the South End of Louisville. Job description QUALIFICATIONS : -Should possess a high school degree, or graduate equivalency degree, or experience related to facility maintenance -Should hold a valid driver’s license -Ability to carry out work assignments with out direct presence of the supervisor -Ability to work effectively with other facility and maintenance technicians, property manager and others -Effective communication and interpersonal skills for understanding directives and for maintenance problem solving DUTIES OF THE MAINTENANCE TECHNICIAN: The Maintenance Technician is responsible for the maintenance and housekeeping functions including preventive maintenance and repair of the buildings and equipment as well as responsible for the grounds of the property. More specifically the Maintenance Technician shall: -Receive and complete work order requests timely and completely within timeframes as established by Property Manager -Implement and perform preventative maintenance plan as developed by Property Manager -Complete apartment turn-arounds within a set timeframe completing needed repairs as directed by the Property Manager. -Apartments must be in a “rent-ready” condition. Use of any and all “outside contractors” must be approved in advance by the Property Manager -Treat the residents and other staff members with respect and courtesy. At no time shall profanity be used. -Provide information for the Property Manager for determination of whether repairs are normal wear and tear or responsibility of the tenant. -Complete information for maintenance work order request to permit tracking of specific repairs and problems for maintenance planning. -Clean trash areas and sanitize on a regular basis as needed. Grounds must be kept up on a daily basis. -Remove snow and salt as needed -Participate in a "On call" rotation. This is a mandatory part of the position which may include nights and weekends -Complete pest control inspections bi monthly. -Full time -Paid Holidays and PTO -Monday-Friday -Pay $15-$18 an hour with employer paid health insurance
