Space in exchange for Labor

I am looking for cheap area to set up a small shop. Does not have to be huge, clean, or pretty. Just needs to be dry and have electricity hookup. Hoping maybe somewhere has a pole-barn, shed, garage, or old vacant commercial space maybe that needs some TLC and would be willing to rent out cheap in exchange for some fixing up or handyman services. In all honesty, you'd be doing me a huge favor. I want to use the space for a small wood shop to make beekeeping equipment and to have a small class or bee club. No bees would actually be involved there. It would just be for instruction and putting equipment together or cutting wood to size.
