We currently have an opening for a Maintenance Manager (Full Time) Hours: 8:00AM - 4:30PM Schedule: Monday - Friday (occasional weekends) The Maintenance Manager will plan, schedule, direct, and supervise all Maintenance and Engineer team members by ensuring efficient and effective completion of repairs and maintenance of community buildings and equipment. You will also oversee distribution and completion of all service requests. Apply Here: What You'll Do: Document and maintain records regarding the maintenance of all equipment, resident work orders and general building maintenance. Perform and document quality assurance inspections of all maintenance work performed to assure consistent quality control. Manage division staff by interviewing, orienting and training employees, planning, assigning, and directing work, coaching, appraising performance, rewarding and disciplining employees, addressing complaints, resolving problems and making hiring and firing decisions. Train, schedule and supervise maintenance team members on proper cleaning techniques, proper usage of chemicals, safety procedures, etc. Adhere to quality assurance and customer service satisfaction policies and procedures. Assist in the development and administration of the operating budget for the Maintenance department. Order, receive and maintain inventories of all supplies, tools and equipment. Make capital purchase recommendations to Facility Services Director. Develop and maintain a five (5) year forecast of improvements and needs in the Maintenance department. Maintain the Key Management Program, including key control and lock system for the entire community, locksmithing, and key duplication. Document and maintain all records. Delegate all work requests assigned to Maintenance department. Assure that forms are properly filled out and work requests are closed out on time. Supervise and direct daily testing, improvements, repairs, maintenance of the swimming pools and pool equipment to meet state standards. Assist Facility Services Director with building Emergency and Disaster planning, training and implementation. Lead the team by directing meetings, ensuring all employees are adhering to safe work practices, serving on facility committees, and performing any functions of other positions as needed. Perform all job duties as tasks under the department’s umbrella policy on customer service. Perform other duties as assigned or required. What You'll Need: Associate or bachelor’s degree in maintenance, construction or a related field is preferred. Five (5) years’ experience in maintenance with skills in HVAC/mechanical, electrical, plumbing, locksmithing, utility systems and general building repair. Prior supervisory experience in a similar setting including budgeting, performance management, discipline and management of staff. Skills in operation, repair and maintenance of shop equipment and tools. Basic computer, telephone and TV system skills.Knowledge of chemicals used by Maintenance and the proper SDS. Knowledge of fire prevention, suppression and alarm systems. Ability to read and understand specifications, plans and drawings, especially mechanical. Good oral and written communications skills.
