Under the direct supervision of the Property Manager, this position provides best-in-class maintenance and customer service support for the current residents of the Trinity communities. The incumbent performs duties such as delivering exceptional customer service to residents while providing residents and employees a safe and comfortable environment. Additional duties include completing assigned work orders in a timely manner and working with the office team to prepare new residents with a clean and functional home. Independent judgment is required to plan, prioritize, and organize diversified workload. This position will work weekends. This job operates in a professional office environment and may travel between apartment communities within San Francisco. This role routinely uses standard office equipment such as scanners, radios, computers, phones, and photocopiers. Apply directly at Duties and Responsibilities Responsible for preventative maintenance and repair of all aspects of community Work with team to provide residents and employees a comfortable and safe environment Complete assigned maintenance work orders in a timely manner to Trinity standards Perform necessary maintenance on unit turnovers to ensure vacant units are move in ready including checking and repairing electrical, plumbing, HVAC, appliance repair, and other miscellaneous maintenance as needed Maintain tools, equipment, and workspace and ensure they are organized and in proper working order, request replacements as necessary, and assist in stocking the inventory Expand knowledge of physical building systems such as boilers, HVAC, shut off valves, generators, elevators, controlled access systems, garage doors, and fire/life safety Interact with vendors to address work outside area of expertise Paint interior and exterior surfaces as needed Act professionally and appropriately when in an occupied residence. Utilize booties and door hangers Act professionally with excellent communication when working with peers and residents Adhere to safety guidelines set by OSHA and attend regular safety meetings When on-call must be available by mobile phone during non-business hours at any time and respond to calls in a timely manner including in person as needed for emergency work orders Record work orders performed using property management software including technician notes (attach photos as needed) Communicate any outstanding property maintenance issues or safety issues immediately to manager Other duties and assignments as requested by management Knowledge, Skills, and Abilities 2+ years working in residential community Knowledge and experience of HVAC and carpentry Experience in painting and drywall Competence to assess priorities, give attention to detail, multi-task and meet deadlines Understanding and ability to follow safety procedures Remain professional in all communications Keep detailed records and ability to complete reports Lifting, carrying, pushing, or pulling up to 50 lbs Ability to sit, walk or stand for extended periods of time Ability to be exposed to unusual elements such as extreme temperatures, dirt, dust, fumes, and noises Ability to use smartphone to track hours worked, communicate with other staff, record work completed, and other tasks as assigned Minimum Qualifications High School diploma, GED or equivalent work experience 1-2 years experience in building and mechanical maintenance, including plumbing, electrical, and appliance repair Valid CA driver’s license and satisfactory driving record Some locations require certification in pool operation (CPO) Excellent customer service and verbal and written communication skills Ability to respond outside normal business hours when required The above statements describe the essential functions and qualifications needed for this position and has been prepared by Trinity to use in planning, staffing, budgeting and/or evaluation of employees.
