Binyins Chicago does A-Z work required for apartment buildings across the Chicagoland area. Currently we manage 200+ units and are growing. Our mission is to manage properties in a way that provides owners and tenants with best case scenarios. Our growing and dynamic property management office is looking to hire a capable Repairs/Maintenance Lead. We're looking for someone with: --General skilled handyman/repair ability - 50% of job. Address misc. repairs of all kinds. Know-how in drywall and patching, painting a plus. Low-level plumbing needs, electrical understanding, smart about keys mgmt. Carpentry experience is helpful. --Strong prioritization and delegation skills are essential. In order to accomplish and manage the completion of 100+ various repair/maintenance needs happening at any given time, you have to be great multi-tasker and always be thinking 2 steps ahead. Ability to assess/inspect a unit/building with a close eye, and clearly map out all needs required. Be pro-active about initiating process of addressing needs through to completion. --Capable of constantly assessing current needs on the dashboard as they are updated, while simultaneously addressing emergencies as they arise. Be in the field making sure things are getting done. Either do work directly or manage workers/external vendors in getting the job done. Manage all supplies inventory and assist with buying/ordering as needed. **Intuitive Use of a smartphone/tablet** quick learner with Appfolio, Google Drive, Calendar, WhatsApp Knowledge & Skills: Ability to work closely with a diverse Southside customer population Adaptable in various environments - handle all personality types and remain patient and professionally removed Comfortable with reporting all activity for tracking and accountability purposes Essential Job Functions: Ability to work both indoors and outdoors in varying temperature and weather conditions Ability to read, write, and speak fluent English Bending, pulling, kneeling, and above head work - standing/walking for extended periods of time Ability to lift and carry 40 pounds - ability to safely operate a motor vehicle within the limits of the law Must have a reliable vehicle, valid driver's license, registration, and insurance What you can expect from us: Competitive Hourly Wage of $25+DOE with a $25 gas stipend / week Signing bonus of $500 after 90 days of satisfactory employment 5 day work weeks (Monday-Friday, occasional Sunday work may be needed) This role requires mostly on-site presence, with morning starts at the Binyins office nearby Please reply with a cover letter/email + resume. **If you have real estate experience but this role isn't quite the match, please email us about what the role you would thrive in.
