Zelis requires proof of Covid-19 vaccination upon hire. Summary of Position:  The Assistant Building Maintenance Manager serves as the Zelis point of contact for all basic production facility upkeep. General Handyperson capable of managing tasks that would require basic plumbing, electrical and minor construction skills. Responsible for maintaining a clean, attractive, and orderly condition of the entire Production area, as well as the surrounding grounds. Conducts basic repairs and facility maintenance tasks. Duties & Responsibilities: Assist with preventative maintenance, repairs and replacements Observe general condition of internal & external Production facility areas, perform basic repairs and maintenance tasks (drywall patching and painting, clearing drains, change light bulbs & ballasts as needed, move furniture & hang shelving as needed) Responsible for the maintenance and cleanliness of designated office location, including but not limited to: o    Floors, floorboards, & walls o    Machines, equipment, racks and table o    Windows, doors, window/door frames and surfaces  o    Trash and recycle containers o    Exterior grounds o    Supply cabinet and inventory of cleaning supplies Use ladders when required in work assignments Seasonal: snow removal & apply salt to major walkways Follow company security policies by maintaining and monitoring a secure area; making sure doors are locked and secured at all times Troubleshoot and repair general maintenance problems in areas such as but not limited to aspects of HVAC, electrical, plumbing, painting, carpentry and appliances. Arrange for and manage appropriate third party contractor support as needed i.e.  Licensed trades person or professional. Monitor general cleaning, maintain inventory and perform upkeep of buildings and grounds. Enforce sound safety and housekeeping practices. Stays abreast of disability access requirements and ensures emergency exits are visible and signs are lit.   Ensure emergency information and evacuation procedures are up to date and displayed as well as all fire system equipment operational. Follows established HIPAA, Compliance & Security policies Specific services to be performed or coordinated: Responsible for helping develop and implement preventative and responsive maintenance procedures Assists in prioritizing and scheduling maintenance tasks Assists in ensuring compliancy to various governmental laws, codes, regulations, and safety/insurance requirements Responsible for keeping track of inventory and spare parts to avoid a work stoppage Assists the maintenance manager with outside contractors/vendors, calling, meeting with them, explaining any issues, and inspecting any work that was performed Assists in the overseeing of installation, removal, or movement of machinery and equipment Monitors and reports any issues with critical power supply including: o    Generator o    Automatic transfer switches o    Uninterruptable power source Interior Plant Maintenance Roof repairs (leaks, replacements, inspections) Building Exterior repairs (window caulking, window replacement) Building Interior repairs (paint, carpet) & furniture moves Inspect building for operational lighting and replace light bulbs/ballasts as needed Perform quarterly roof inspections and a detailed inspection of building after any inclement weather to be sure any damage is repaired and insurance claims filed Ensure roof drains are clean and unobstructed Light touch up painting HVAC Preventative Maintenance, Repairs and Replacements Fire/Life/Safety monitoring, inspections, repairs, and replacements Professional & Interpersonal Skills: Planning and Organizing – Establishes course of action for self to ensure that work is completed efficiently. Education and Experience: High School /GED or trade school diploma preferred Uses good safety habits at all times. Ability to safely use power tools and equipment (saws, drills, grinders, lifts, etc.) Ability to respond to off hour emergencies as needed Basic knowledge of HVAC systems plumbing and minor construction Valid driver’s license & reliable transportation required Professional, honest, reliable, responsible, organized, flexible, thorough, and service-oriented.  3-4 years facilities experience. Physical Factors:     Frequent standing, walking, bending, kneeling, lifting, carrying, pushing, pulling, crouching, reaching, and climbing correctly and safely over long periods of time.     Frequently lifts or moves items over 20-50 pounds.     Monday thru Friday 1st shift hours.
