POINT PLEASANT BEACH, NJ — The Point Pleasant Beach Planning Board is scheduled to hear a proposal to build a 259-seat microbrewery and tasting room at the former Point Bay Fuel site when its meets Wednesday.
The microbrewery site plan is one of two items on the agenda for the meeting, which is set to begin at 7 p.m. Wednesday at Borough Hall, 415 New Jersey Ave.
The proposal by Hawthorne Shores LLC includes demolishing the remaining buildings at the site and replacing them with a two-story, 3,687-square-foot building to house the brewery and tasting rooms at the site, 334 Hawthorne Ave., at McLean Avenue.
The project needs a variance for parking, which is proposed to include 22 parking spaces, where 89 spaces would be required under borough ordinances. There would be 179 seats inside and outdoor seating for 80 people, according to the proposal.
It additionally requires a waiver to allow the parking to take up 35.88 percent of the lot, where the borough allows 35 percent for parking and loading.
It also requires a variance for the height of a wall that is 9 feet tall, where the borough allows 3, 4 feet or 6 feet maximum, depending on the location; however, the 9-foot fence already existed on the property, officials said. Hawthorne Shores also is seeking permission to allow no off-street loading area for the site.
Microbreweries, craft distilleries and winery tasting are all permitted uses in the borough's highway commercial zone.
The planning board also is looking at proposed changes to the borough's affordable housing ordinance as it tries to meet state mandates.
