DOUGLASVILLE, GA — Douglasville City Council members unanimously approved a development plan for a new QuikTrip location on Highway 5, as well as two rezoning requests for townhome and single-family home communities off Fairburn Road and Interstate 20, during last week's council meeting. QT will bring a one-story, nearly 5,000-square-foot building on Highway 5 north of I-20, according to the plan, at the former Douglasville Family Dental site. The dentist's office moved to Prestley Mill Road earlier this year following a fire, the Douglas County Sentinel reported. Additionally, the two rezoning requests for the townhome and single-family home communities were approved last week after being tabled in November so the city and developer, SA Land Group, could get all the conditions required for the requests finalized. SA Land Group, the developer for both proposals, asked for 13.83 acres on Vansant Road in unincorporated Douglas County to be annexed into the city, and then change the zoning from the county's Residential Low-Density (R-LD) to Planned Residential District (PRD) in the city. The second development spans 18.5 acres at South Burnt Hickory and Midway roads, which is planned to include 66 townhomes and 26 single-family detached homes, for a total of 92 units overall. SA Land Group requested a change in zoning for this development from Planned Unit Development District (PUD) to amend the special stipulations of zoning that area. Planning commissioners set similar conditions for both developments, including a mandatory homeowners' association; a minimum of 10 percent green space; a two-car garage not less than 400 square feet; a 10 percent cap on rental units; a price point of $250,000 and up; and amenities including a fire pit, trails and/or a dog park.
