Qualifications: • Must have a personal vehicle and a valid driver’s license • Must have tools • Must have at least 3 years’ experience in property maintenance • Effectively work and communicate with tenants. • High School Diploma, GED, and/or Trade Certification, with a background in general engineering a plus. • Ability to work independently and appropriately interact with all tenants, and vendors. • Must have skills in plumbing, electrical work, carpentry, locksmith, and drywall application • Strong interpersonal, verbal, and written communication skills. Certification in building maintenance services i.e.. Plumbing, electrical, heating/cooling a Plus. • Basic gardening skills a Plus • Basis knowledge and comfort working with applicable computer software programs • Bi-lingual Spanish and English a plus Responsibilities: • Maintain the building and its common areas in excellent condition. • Perform custodial duties, such as garbage removal and cleaning. • Provide timely, complete, and proper apartment repairs, maintenance, and renovations • Process work schedules and work orders • Respond to emergencies 24 hours a day, seven (7) days a week. • Prepare vacant units for new move-ins and apartment turnovers • Assist in keeping the facility in compliance with all inspections • Conduct bi-annual apartment unit inspections, as well as be present at all inspections done by outside entities • Maintain an organized, secure, and up-to-date inventory of all maintenance-related tools, hardware, paint, supplies, and furnishings • In conjunction with Property Management and onsite Program Director place orders for supplies and tools • In conjunction with Property Management schedule vendors as needed and monitor to ensure work is completed appropriately and timely • Perform regular inspections of all common areas and resident units as necessary • Implement, and update as appropriate a Preventative Maintenance Program for building and equipment including, but not limited to, boiler/heating units, exhaust fans, water heater, pneumatic controls, sprinkler/fire alarm systems • Alert Property Management, onsite Program Director, and/or assigned Case Manager regarding tenant emergencies, or other immediate needs, and assist in efforts to deliver proper services.
