Superintendent of Multifamily Building - University Heights, Bronx (Full Time) The Superintendent is responsible for overseeing the apartment community, cleaning and maintaining the building, general maintenance repairs, apartment make-readies, and preventive maintenance. The Superintendent is required to be on call for building and tenant emergencies at all times. Duties and Responsibilities: • Maintains a safe and secure environment throughout the building(s). • Janitorial duties, including but not limited to washing the building’s lobby, public hallways, staircases, vestibule, elevator, laundry room(s), sidewalks, courtyards, backyards, and roof. • Responds to tenant requests for service and maintenance. • Maintains all mechanical systems, including boilers and elevators. • Performs preventative maintenance under supervision of the Managing Agent. • Maintains all plumbing systems. Learns the location of all riser shut off valves and formulates a log of the location of each. Responsible for all shut downs. • Policing of building and property for debris, changing of light fixtures and bulbs, vacuuming of hallways, cleaning of compactor rooms, completion of daily work orders for work performed on common areas and in individual apartments, if required, and general care and upkeep of building. • Maintains all pavements, to include sidewalks, curbs, courtyards, and backyards, including snow and ice control. • Perform work orders to ensure timely completion • Maintain ongoing communication with Management regarding all issues affecting the building. • Prepare vacant apartments for move-in. • Superintendent is “on-call” at all times in case of emergency. • Such other work as may be assigned by the Owner or Managing Agent • Follow all policies and procedures of company and Association Physical Requirements: • Capable of working extended hours, to include evenings, weekends and holidays as necessary. • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed. • Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone. • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 50 to 100 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary. • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
