We are currently hiring a Maintenance Supervisor for our beautiful 166-unit community in Monroe, WA. We are looking for someone who wants to be the best in the industry and is self-starter and motivated by working for a local real estate company. Industry experience is required. This role at Indigo Real Estate Services is a great opportunity to work on the core business in maintenance, facilities, contract, team and project management and overall maintenance operations on site. We are looking for an organized, detail-oriented, self-starter who enjoys a fast-paced work environment and takes ownership in all aspects of work. The successful candidate will possess general apartment maintenance experience, knowledge of appliance repair, light carpentry, plumbing and electrical knowledge, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with pressure of deadlines, and ability to adapt to a changing work schedule to accommodate after hour and weekend emergencies. The ideal candidate will have the ability to work individually and with a team, multitask, give recommendations and make smart and timely research decisions with limited guidance, anticipate needs, and react with appropriate levels of urgency to situations and events that require quick response with superb and proactive communication skills. He or she will be highly self-motivated with a strong sense of initiative. Job Requirements: - Work Hours are negotiable for 7am to 4pm or 8am - 5 pm. - Ability to work weekends and be on-call for after hours emergencies is necessary. - The Service Supervisor assists in all tasks they need help in or delegate. - Help lead, coordinate and manage all maintenance personnel’s schedules, activities and results reporting to the Business Manager. Responsible for maintaining the physical condition and appearance of the property (grounds, internal, exterior). Support the team in organizing, coordinating and managing the overall maintenance operations including curb appeal, timely work request service, quality turnover / make-ready schedule, and cost-effective inventory control and ordering for the property. - Required to be “on call” 24 hours. - Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed on a daily basis. - Accurately document work performed on service request, including parts and return to supervisor by end of day. Complete renewal service requests in the same timely fashion. Follow-up on completed service requests to ensure satisfaction. Follow-up on incomplete service requests. - Promote good public relations with residents, co-workers, and company employees, vendors and goodwill to the public through a people first approach and trust representing the brand and company. - Always display a friendly and courteous attitude and bring up any issues or concerns with the Business Manager. - Help to ensure adequate number of make ready units are available and that the products are up to company standards. - Assist as needed in coordinating status of make-readies with leasing staff. - Complete special projects as may be assigned and prioritized by the Business Manager. Inspect exterior of the property. - Perform building and common area upkeep on a daily basis in accordance with company standards. Assist in keeping grounds neat and free of litter. - Assist in maintaining and keeping trash rooms and trash areas clean. - Assist with the tenant improvements as required. Schedule make-ready employees as necessary. - Follow turn/make ready schedule – 3 -5 business days unless extreme circumstances prevent it, then proactively communicate. - Ensure vacant units are “trashed-out” within 24 hours of move-out. - Execute tasks in regards to preventative maintenance. - Assist in maintaining accurate records and provide resident training as required. - Assist in maintaining shop organization and appearance to standards to facilitate quick assessment of supply inventory. - Perform effective emergency maintenance (after hours) as required. - Perform, and report on, all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a weekly basis. - Adhere to Fair Housing requirements and on-going training. - Adhere to Company Uniform Policy and Dress Code Program through the ICO Uniform Apparel Program designated for Indigo Associates. Other Requirements: - Physical: Extensive mobility and excellent physical condition. Ability to lift 100 lbs. necessary for installation and removal of appliances. - Ability to operate all necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. - Ability to drive to and from job sites. - Tolerance to all extremes of hot and cold weather, as may be necessary. - Tools: Must be knowledgeable and skilled in the safe use and maintenance of the following: o Hand tools: Various wrenches, screwdrivers, grips, sledge hammer, hammer, snips, post hole diggers, saws, etc. o Power Tools: Wrenches, grinder, sander, drill, saws, etc. o User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders. o Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand powered augers, etc. o Measuring Devices: Voltmeters, ohmmeters, testing meters, PH tests, etc. - Transportation: (If applicable) Must have dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance for same with Bondable and Valid Driver’s License. Qualifications: • High School Diploma or equivalent required • 2-5 years of experience in maintenance, with preference for multifamily or residential projects • Understanding and usage of Outlook & Word preferred • Ability to exercise quick and accurate judgment and maintain confidentiality • Effective in conflict resolution and customer service • Effectively prioritizes numerous requests and incoming information, ensuring appropriate level of response and urgency is given to each • An effective and proactive problem-solver, able to analyze all situations thoroughly in order to anticipate problems before they arise • Ability to set priorities with a strong attention to detail • Able to manage multiple-step procedures and handle frequent interruptions in work flow and work under pressure to meet firm and changing deadlines • Is receptive to feedback, a fast-learner, self-motivated and proactive communicator • Ability to work independently and in a team environment with a diverse group of staff • Exhibits integrity, positivist, professionalism and composure at all times in all situations • Indigo requires a background and drug screen as a condition of employment.
