Position Description $14/Hour Full Time Day Shift Job Summary This position is responsible for generalized janitorial services which may require advanced training and demonstrated skill in maintenance. Inspects work performed in assigned building/property(s) and submits reports to the Supervisor. This position is also responsible for the set up of amenity space for a variety of Association and Club events. Work may be conducted indoors to maintain the interior of the community, outdoors to maintain the exterior, or a mixture of both. Essential Duties & Responsibilities Performs a variety of cleaning/maintenance duties as assigned in all areas of Clubhouse including but not limited to sweeping, mopping, dusting, polishing, trash disposal, replacing light bulbs, window cleaning and other maintenance duties as assigned. Informs Supervisor of any needed supplies. Maintains all cleaning solutions in accordance to OSHA requirements for hazardous chemicals. Removes trash from containers around the property and places same in the dumpster. May assist in emergency/storm clean up. Ability to properly utilize new equipment and follow safety procedures prior to using this equipment. Maintains friendly and professional attitude. Inspects all assigned areas daily and reports all cleaning and maintenance discrepancies to Supervisor. Ensures that security procedures are adhered to at all times. Ensures all safety precautions are followed while performing work. Maintains working relationship with building staff. Furnishes and burnishes floors as required. Completing the assigned work orders each day as delegated by the Facility Manager or Upper Management. Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas. Maintains assigned equipment in good working condition. As applicable, cleans restrooms including but not limited to Guard house, Dog park, Softball field and Tennis courts bathroom: Sweeps and mops floors. Refills all dispensers such as hand towels, toilet paper & hand soap. Cleans toilets, urinals, sinks, mirrors & counters. Empties/removes trash. Reports any discrepancies or deficiencies to supervisor. Ability to properly utilize new equipment and follow safety procedures prior to using this equipment. Set up amenity rooms in accordance with room diagrams as provided by Lifestyle for Association and Club events. Other duties as required by Management. Additional Duties & Responsibilities Conduct business at all times with the highest standards of personal, professional and ethical conduct. Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies. May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. Ensure all safety precautions are followed while performing the work. Follow all policies and Standard Operating Procedures as instructed by Management. Perform any range of special projects, tasks and other related duties as assigned. Supervisory Responsibility No supervisory responsibilities. Education & Experience High school diploma or equivalency preferred and two years general experience in building trades, repair and maintenance work; or equivalent combination of education and experience. Skills &Abilities Ability to properly utilize new equipment and follow safety procedures prior its use. Good written and verbal communication skills Good customer service and interpersonal skills Ability to respond to emergencies on a timely manner Ability to drive to different locations as needed Tools & Equipment Used Use mops, cleaning solutions, water and foam hoses, scrub pads, brushes, brooms, hand tools, and personal protective equipment as required. Physical Requirements/Working Environment This position works under indoor and outdoor conditions and may have exposure to elements including but not limited to, chemicals, odor, weather and environmental conditions. The associate must be able to work in an upright standing position for long periods of time, and must be able to sit, walk, crawl, climb, reach with hands and arms and lift up to 75 lbs. The associate must be able to quickly and easily navigate the property/building as required to meet the job functions and must be able to detect auditory and/or visual emergency alarms. The associate must be able to work extended and flexible hours and weekends as needed.
