Description
Job Title Maintenance Technician I Reports To Resident Manager As a member of our team, the Maintenance Technician I is a vital component of our community's day-to-day operations. As such, the Maintenance Technician is expected to maintain a high level of quality customer service and professionalism. Essential duties and responsibilities include the following but are not necessarily limited to those listed. - Repair, replace and maintain common elements of the complex including roofs, walls, siding, pool and spa, parking lots, landscaping, plumbing, electrical, storm drains, gutters, lanai railings, lobby, carpet and tile, drywall, lights, fans and motors, walls and fences, irrigation, paint, and caulking. - Maintain, repair and replace common lighting fixtures, including replacement of burnt out light bulbs. - Assist with irrigation maintenance and repair as necessary. - Painting and/or caulking on buildings and parking lots. - Small drywall repairs and texturing. - Maintain, repair and replace wood elements, such as dry rot - Turn off water and electricity as needed for units, stacks or buildings - Maintain, repair or replace small roof leaks, gutters, downspouts or flashing. - Maintain, repair or replace equipment such as fans and motors. - Maintain and clean BBQ grills and surrounding common area. - Maintain and clean pool, spa and deck area. - Maintain and clean carpets, tile, concrete and asphalt areas as directed - Maintain a trash-free property. Remove trash and all other debris from all common areas including but not limited to parking areas, curbs, sidewalks, walkways, hallways, elevators and stairwells. - Immediately report safety or health hazard or other unusual event to the Resident Manager. - Promote safety awareness to limit property loss and damage or injury to residents and visitors to the property. - Know the location of utility shut off valves. Know the emergency procedures for the property. - Promote high standards of professional appearance and positive relations with residents, owners, other employees, contractors and vendors. Ensure that work performed with OSHA standards at all times. - Perform other duties as assigned by Resident Manager. Ability to deal with problems involving several concrete variables in standardized situations. Certificates, licenses, registrations Valid driver's license. Other skills and abilities Firm understanding and experience in electrical, plumbing, carpentry, drywall, painting and caulking basics. Work environment While performing the duties of this job, the employee regularly works in outside weather conditions. The employee is frequently exposed to cold, wet and/or humid conditions. The employee occasionally works near moving mechanical parts and in high precarious places. The noise level in the work environment is usually moderate.
