Looking for a responsible person with general contractor / carpentry / handyman skills to provide limited property management services for my rental property (single family home) in Sheboygan, WI. Person must be willing to sign a contract agreeing to conduct the following re-occurring activities: 1) Conduct quarterly walkthrough and inspection inside and outside the property when it is occupied by a Tenant / Lessee. Owner to provide an inspection sheet with list of items to track and log. 2) Respond to minor maintenance and repair calls by tenant / Lessee (e.g. leaky faucets, clogged drains, changing lightbulbs, replace interior doors / door knobs etc...). Must notify owner via text of prior to conducting minor repairs. 3) Replace furnace filter during quarterly walkthroughs. 4) Maintain an inspection and repair log and provide to the owner quarterly. 5) Be available to show home to new tenants when the property is vacant (per the owner's request) 6) Be available to let cleaners and skilled laborers in per the owner's request. 7) Notify owner immediately of emergency issues once they are reported (e.g. electrical outage, fire, appliance replacements, damage cause to property by natural disaster). 8) Keep a key to the property and make copies if needed due to loss by tenant. 9) Take photos of the property quarterly and provide to owner. 10) Make recommendations for repair. 11) Notify the owner if the eviction process should be initiated due to damage caused by the tenant that is outside of regular wear and tear. Owner is willing to pay $100 per month to an interested person that can provide experience with general contracting / carpentry skills. Needs to live within 50 miles of the property. Must notify owner when travelling and provide an alternate point of contact for general questions or concerns by tenant. Owner will pay for materials for all minor repairs. Owner will pay $30 for each minor repair visit (not to exceed 2 per month). Must sign a contract acknowledging roles and responsibilities. Give 60-day notice prior to vacating contract. Must accept payments via Venmo and be willing to work with the owner via phone / text due to long distance restrictions.
