HI New Orleans Hostel is a newly renovated International Hostel located on the edge of the French Quarter welcoming tens of thousands of guests annually into our beautiful designed and thoughtful rooms & common spaces. In line with the HI USA mission, HI New Orleans' primary goal is to promote cultural understanding. We do this by helping our guests from different countries and backgrounds get to know each other, and by striving to immerse our travelers in local perspectives of the cities they visit. Each of our hostel staff members will play a vital role in helping us introduce guests to New Orleans' vibrant culture and communities.  The Maintenance Supervisor is tasked not only with the day-to-day duties of keeping our hostel in top condition for our guests, but also with a being proactive, engaging, and dynamic individual who positively represent our values and provides excellent customer service to our guests throughout the workday.  Our Maintenance Supervisor’s primary responsibility lies in ensuring our building is well maintained, preventative maintenance is completed, and problem areas with building infrastructure are repaired or replaced in a timely manner.  However, the Maintenance Supervisor also plays a key role in providing support for our Housekeeping Department, chipping in and helping with cleaning aspects if needed. The Hostel is a dynamic work environment where we seek to support each other to achieve the highest level of guest satisfaction.  Beyond having the skills for the job, a successful candidate will have a positive attitude, work to elevate the whole team, and embrace communication of both accomplishments & challenges.  Pay range is $17.00 - $20.00, depending on experience. Full time employees are eligible for medical, dental, vision, life, disability, sick and vacation pay, floating holidays and 403b with employer match. Waiting periods apply. USE LINK TO APPLY: Responsibilities: Maintain and control the physical condition of the hostel within acceptable standards to provide high quality service to guests.  Conduct regular walkthroughs and regimented building and equipment inspections Plan and perform upkeep of various facilities to include grounds maintenance, building repair/renovation, preventative maintenance.  Oversight of NetFacilities maintenance software, ensuring work orders are professionally completed in a timely manner with sufficient documentation. Scheduling and completion of building-wide preventative maintenance using NetFacilities software, including 3rd party maintenance contracts Ensure that all daily needs for the Maintenance department are anticipated and provided. Schedule, conduct, and track employee trainings and orientations in relation to the physical plant and work safety (NetFacilities, fire & emergency, & workplace safety) Provide leadership and management within the maintenance department & housekeeping department if the need arises. Process payroll and provide scheduling for additional maintenance employees if needed. Attend management meetings on a weekly basis, provide feedback & project updates, address departmental needs, and workshop challenges across departments to bring continued success to the business. When emergency situations arise caused by natural causes (hurricanes, etc.) or anticipated events, be present on property for management of the crisis. Follow hostel policies and attempt to resolve or report and non-maintenance guest issues to management.  Ensure consistent cleanliness of facilities, a safe and well-maintained environment and security of the guests' belongings and hostel areas.  Ensure stellar cleanliness and organization of the maintenance shop, ensuring accountability for all tools and assets.  Periodically make supply runs to the Hardware Store to address maintenance or project needs  Apply in-depth knowledge of all building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical and any other related building setup.  Perform minor/major repairs by performing activities such as climbing ladders and lifting parts or supplies based on physical ability.  Prepare and procure bids for the negotiation of contracting work as well as submit a related report to management as needed.  Work within the guidelines of a departmental budget, track expenses, and provide feedback to GM during annual budget. Hold, track, and ensure accountability of all facilities keys & 3rd party vendor access. On-Call to management for facilities emergencies. Additional projects or duties as assigned by management.  Skills/Qualifications: Associates degree and 2 years of maintenance experience, or equivalent experience. A strong eye for aesthetics Excellent written and verbal communication skills. Experience with renovation and/or property management preferred. Experience with plumbing systems, basic electrical, carpentry, drywall, and tile. Familiarity with the Microsoft Office Suite & strong computer skills The ability to speak multiple languages is a plus. English is required. Ability to maintain an appropriate appearance as defined by management. Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence.  Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percent, and to draw and interpret bar graphs. Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
