Anyone need work studios?

Hello. I have a building that needs renovated in mt vernon, OH. One of my ideas for the building is to create art studios inside. So, to paint the picture for you... A 10x20 studio with a shop sink and a couple of electrical outlets. All utilites paid for like 300-400 per month. I guess I'm just trying to see if there is a desire or need for something like that.
