P/T Janitor - Astoria/LIC (36 Ave/ Northern Blvd) Near Kaufman Astoria Studios I need a general janitor/porter for my small commercial building in Astoria on 36 Avenue near Northern Blvd, 3 story building plus basement/garage. Very close to N,W and R trains Hours: 9 total hours per week - semi flexible about 3 hours per day 3 days a week Semi-flexible but must have regular reliable hours. Must be a motivated self starter who can work independently - basically if you see something that needs to be done, do it. Duties include: - Keeping sidewalks and curb clean of litter and leaves - mostly just walking the sidewalk and picking up stray litter. People can be slobs and frequently drop fast food containers or soda/beer cans on sidewalk/curb. - Keeping stairways very clean - sweep & mop, remove litter. Keep elevator cab clean. Need to be thorough. - Keeping garage/basement area very clean - sweep a couple times per month and wash down 2 or 3 times per year or as necessary. Mop basement elevator area/electric meter area. area. - Keeping roof clean - remove any litter/leaves that blows onto roof, making sure roof drains are clear. This usually takes less than 5 minutes and needs to be done whenever at building. - Be available for elevator Co, sprinkler Co, various maintenance companies to perform scheduled maintenance. They generally stop by once per month for about an hour each but rarely need anybody present. - Call elevator/sprinkler/plumbing/etc company when emergencies arise. Make appointment and be on premises to open doors, help out/observe/sign service tickets as necessary. This happens rarely but a couple times per year. - Respond to tenant concerns and relay messages to owner (though tenants usually contact the owner directly). - Inform me promptly of any building issues. - Change light bulbs - Occasional glass cleaning - Light painting/scraping/rustproofing - Light roofing - Basic mechanical ability - know how to safely use a hammer, screwdriver, drill, paint brush and other various hand and/or power tools and most importantly know when not to use them. Minimal plumbing and electrical knowlege to be able to identify problems (but not necessarily fix them). - Work on ladders when necessary - Snow, ice removal when required promptly performed Requirements: -Ability to communicate clearly with tenants and owner. -Pleasant, patient demeanor with people of different backgrounds and nationalities. -Ability to lift, carry, pull, push up to 50 pounds occasionally during work week. -Ability to climb stairs ( 3 story building + basement + roof), and ladders -Cell phone and be able to promptly respond to texts and emails -Honesty,please be able to come and go as scheduled and don't make me look over your shoulder. Must have documents to prove that you are legally allowed to work in the US and complete a W-4 form. Please don't ask to get paid in cash or off the books. $16.50 an hour paid 2 paychecks per month. This works out to be about $320 per pay period BEFORE taxes paid on about the first and about the 15th of every month. Since this job doesn't offer very many hours it would probably work best for someone who lives locally such as in Astoria, LIC, Sunnyside, Woodside so that your travel time is minimal.
