The Building Maintenance Coordinator reports to the Retired Officer's Apartments (ROA) Manager and is responsible for maintaining all aspects of the The Salvation Army ROA located at 1400 Webb Street, Asbury Park, NJ. Responsibilities Monitor the safety and cleanliness of both the interior and exterior of the building, including the parking area, walkways, roof, and common areas. Maintain day-to-day facility related operations, performs general maintenance functions such as replacing light bulbs, unclogging drains, placing trash in garbage, checking alarms and lights, painting touch-ups, vacuuming, troubleshooting minor plumbing issues, repairs to locks, and reporting any irregularities to the ROA Manager. Document processes and keep maintenance records. Schedule inspections and emergency repairs of the buildings mechanical systems, i.e.., boiler, generator, elevator, and automatic front doors. Respond to emergency repairs, may require on-call and after hour services. Liaising with vendors and suppliers on behalf of the ROA Manager. Assists with set-up and take down of equipment, tables, and chairs for special services, meetings, conferences, banquets, and meals. Moves office furniture and equipment as requested. Makes deliveries to assigned area or persons for items received at the Reception Desk. Assist in cleaning residents' apartments when vacated. Install window air conditioners and perform seasonal cleaning of filters. Monitor air conditioning systems for evidence of leaking. Requirements Qualifications One year college or technical school One to three years of related experience Must possess proficient mechanical knowledge of building systems and services, and be able to perform “hands on” technical tasks including diagnostics and minor repair. Good attention to detail Provide quality service Must be reliable and professional. Ability to lift up to 100 pounds Good Interpersonal and verbal communication skills to interact with residents, vendors and suppliers.
