Qualifications: (For Lead Maintenance position ONLY) Working knowledge of HVAC, plumbing, electrical, and fire protection. EPA certification is required General qualifications: Valid driver’s license High school graduate or GED is required Physical Requirements: Will need to be on feet Occasional need to lift between 25 – 75 lbs Frequent need to lift between 1 – 25 lbs Grasp/grip/turning and finger dexterity to handle maintenance tools (hand and power), nails, measuring devices and open/close ladders, perform routine maintenance/repairs, use phone. Responsibilities: Position requires occasional weekend work and 24/7 on-call duties Supervise and schedule maintenance activities for the property and maintenance staff Daily monitoring of the maintenance staff, the schedules, and their duties Communicate assignments and significant tasks to be completed and ensure availability for “on-call” for after-hours, weekend, and holiday emergencies Coordinate with the office staff to determine weekly apartment make-ready and service request schedules Complete and evaluate the daily/weekly completion of all work orders Identify and schedule preventative maintenance, such as filter change, power washing, etc. Monitor and inspect market-ready apartments to ensure quick turn times and are completed Monitor and maintain all required permits for operating the property, such as pool, and spa Assist with hazardous weather problems, fires, floods, freezes, snow removal, etc. Require all team members to be friendly, open, and available to the residents and co-workers Enforce the use of the personal protective gear Assist the property manager with supervising all work by outside contractors Ensure all equipment is operated in a safe manner Coordinate, schedule, and respond to resident/management service requests for occupied apartments Establish priorities for service requests and assign service requests to maintenance staff Inspect make ready apartments once make ready is completed by the maintenance team. Repair/replace appliances, plumbing, air conditioning/heating/electrical systems as needed. Coordinate, schedule, and prepare vacant apartment for make-readies Inspect each vacant apartment during and after make-ready activity Identify and correct any hazardous community conditions Post sign at hazard if not immediately repaired Coordinate, schedule, and perform preventative maintenance on equipment and apartments Determine costs and discuss with the property manager Order supplies and manage the maintenance budget Push, pull or lift Move equipment, appliances, and open/close doors, wheelbarrows, dollies, buckets, etc. reach above shoulders Perform routine maintenance repairs, paint, stock, and remove equipment “On-call” status requires travel to the property on short notice. Constantly outdoors, in all weather conditions, often for extended periods. Constantly indoors in all weather conditions may make the environment uncomfortable (hot in summer, cold in winter).
