Description
Long-Term position with GUARANTEED HOURS and a RENT DISCOUNT. Local Property Management Company looking for a full-time Maintenance Supervisor for two Salem, OR apartment communities - Ripplingbrook Terrace and Summit View Apartment Homes. The perfect candidate will have preferred minimum of 2 years apartment maintenance experience, have the knowledge and the capability of completing a variety general maintenance tasks, including pool maintenance and be available for on-call scheduling. Must have a positive attitude, possess good customer service skills, work well independently and as part of a team. Must have own tools, and be willing to live on-site - a generous Rent Discount will be offered on a 2 bedroom, two bath apartment home. The Maintenance Supervisor reports directly to the Community Manager and also works under the direction of the Maintenance VP. Specific duties include, but are not limited to: Supervise any and all maintenance activities on property; Work with manager to coordinate unit turnover and maintenance activity – including occupied and vacant units; Determine what is needed in terms of materials to maintain property and get approval from manager to purchase; Keep turnover status board up to date daily; Supervise the activity of any and all maintenance vendors on site to ensure quality and scope of work; have own set of basic maintenance tools; Perform maintenance tasks as requested by manager; Perform common area building maintenance; Pressure washing sidewalks, buildings, and decks as needed; Use of all hand tools and hand power tools; Perform on call duties and emergency duties as needed; Abide by all OSHA, State, Federal, City, County, and Local laws, ordinances and codes; Report any and all violations of any rules regulations, laws or ordinances to manager; Wear company provided shirts; Wear appropriate footwear with traction soles; Perform any and all requests from manager to perform any task related to the operation of the property; Will require lifting of 50 to 100lbs, carrying, bending, kneeling, pushing, and pulling.; Repairs to: plumbing, light and electrical fixtures, sheet rock, flooring, doors, locks, windows, screens, appliances, carpentry; Painting, cleaning, picking up trash, cleaning trash area, deal with sewage backup, minor landscape repairs, drainage issues, digging, gutter and downspout cleaning, pool cleaning and maintenance, climb ladders, move appliances, clean and organize shop, maintain any and all systems on property where experience and training allow; and any other task reasonably requested by your Supervisor that is related to the operation of the property.
