Job Summary: Responsible for operating, maintaining, repairing, replacing, and improving the mechanical, electrical, plumbing, and Fire/Life/Safety systems (collectively the “Systems”) of the buildings in the company's portfolio of properties in Downtown Portland, as directed by the Chief Engineer. This is a full time, salaried position with benefits. Essential Functions: - Systems Operations, Maintenance, Repairs, Replacements, and Improvements – operate the Systems, perform preventative maintenance, make necessary repairs and replacements, and assist the Chief Engineer in making improvements/performing upgrades. - Customer Service – provide the best possible customer service experience to the Tenants of the portfolio through rapid and complete responses to their needs concerning the Systems within the context of Company policies and individual Leases. - Contractor/Vendor Management – supervise, inspect, and approve work performed on the Systems by contractors and other third party support vendors. Marginal Functions: - Improvements Maintenance – maintain, repair, and replace as necessary various elements of the Improvements throughout the buildings, including but not limited to walls, paint, doors, kitchen and restroom fixtures, and ceilings. - Project Management – manage Projects related to the Systems as developed and assigned by the Chief Engineer, including replacements, upgrades, and supplementary additions. - Emergency Response – respond to emergencies as necessary, include for fire alarms, sprinkler activations, and Systems failures. Additional Functions: - Inventory and Supply Management – perform inventory audits, assemble orders and prepare Purchase Orders, and receive and stock inventory and supplies. - Operating Budget Development – assist the Chief Engineer in developing annual operating budgets for the Systems, including anticipating future repairs, replacements, upgrades, and inventory levels. Qualifications/Skills/Knowledge/Experience: - Minimum of Associates degree required, Bachelor’s degree preferred, experience in lieu of degree considered - Minimum of Limited Maintenance Electrician’s license, other license’s preferred - Stationary Engineer’s certification preferred - Universal Refrigerant Certification preferred - Brazing Certification preferred - Fire Extinguisher testing certification preferred - Sprinkler testing certification preferred - Experience with and knowledge of how to use computers, specifically Windows, Internet Explorer, and Microsoft Office - Industry experience of at least 2 years - Ability to perform essential job duties/functions with or without reasonable accommodation and without posing a direct threat to safety or health of employee or others - Possess valid Oregon Driver’s License - Must pass vision and hearing testing - Must pass post-offer, pre-hire physical capacities evaluation Abilities/Traits/Characteristics - Strong written, verbal, and interpersonal communication skills - Demonstrate the ability to listen to others, take direction from supervisors, and make necessary adjustments and adapt to changing environmental, operational issues - Exhibit excellent customer service skills, including conflict mediation - Participate and contribute as a member of a team - Demonstrate professionalism, respect and empathy for supervisors, coworkers, customers, and service providers - Demonstrate self-awareness and recognize how a problem and its solution will affect others or other departments; take informed risks - Demonstrate ability to follow detailed procedures and ensures accuracy in documentation and data - Perform a wide variety of tasks and change focus quickly as demands change - Work to improve the performance of oneself and others by pursuing opportunities for continuous learning and feedback - Challenge conventional practices and pursue ongoing system improvements Physical Demands - Must be able to walk safely on flat or uneven surfaces for distances of one mile or more per shift - Navigate stairs unassisted - Must be able to stoop, bend, duck, crawl, and squat as necessary - Must be able to exert 50 to 100 lbs of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10-20 pounds of force constantly to move objects - Navigate and climb a ladder - Must be able to drive at least 200 miles per shift - Use hands and fingers to correctly handle, control, assemble/disassemble objects, tools, or controls. - Sit uninterrupted for at least one hour while working on the computer. - Speak clearly so listeners can understand. - Make quick, accurate and precise adjustments to machine controls. - Demonstrate and follow recommended job-related/ industry specific ergonomic guidelines Nondiscrimination Policy & Disclaimer TMT Development Co., Inc. is an equal opportunity employer committed to strengthening our workplace through diversity.
