WILMINGTON, MA — The average residential tax bill will increase by $63.95 in 2022, after the Board of Selectmen voted to set the tax shift Monday.
The average single-family home increased in value by nearly 8 percent in Wilmington, rising to $543,440 in 2021 from $507,714 in the prior year's assessment.
The average single-family tax bill will be $7,081.02.

The Board selected a 1.75 commercial tax shift, meaning commercial property owners will pay 175 percent of what they would if there was a uniform rate. The residential rate is correspondingly 75.9 percent of the theoretical uniform rate.
Residential homes will be taxed at a mill rate of $13.03 per $1,000 assessed value. Commercial and industrial properties will be taxed at a rate of $30.06, for an average increase of $5,797.35 over last year.
Both mill rates declined but valuations increased so much that average tax bills will still rise.
The Board of Assessors recommended the 1.75 commercial shift, which is the maximum allowable shift under state law.
