NOW HIRING: HANDYMAN / ASSISTANT PROJECT SUPERINTENDENT IN RESIDENTIAL CONSTRUCTION. OBJECTIVE: Hire a full-time handyman + project superintendent to assist in the site management of all field components of the vertical construction for our residential construction projects. Hello! It’s time for us to expand, with you leading and growing our residential construction department. Feel the accomplishment of constructing new homes. We are passionate about being part of the housing affordability solution and thus have devoted our land procurement to generating lots that can support new homes that will sell at starter home prices. We have carved out a niche constructing attached (3-plex to 6-plex) townhome-style condo and detached condominium projects consisting of single family homes with detached accessory dwelling units (ADUs). We presently have 14 different projects that will net 60 new homes all of which will be constructed in the next 24 months. Our construction project manager / senior superintendent has done an excellent job managing the construction division, but the recent growth is more then one person can handle. Needless to say, things are going to get very busy around here and we need a passionate, motivated and experienced team member capable of functioning in a dual capacity as both Handyman and Assistant Project Superintendent. Yes that’s right!!!...A dual role...half time tool bags on handyman and half time assistant superintendent. This is where you come in. JOB DUTIES: We are seeking an individual with extensive handy man / jack of all trade skills and single-family home construction experience who can jump into projects quickly, familiarize oneself with subcontractors, suppliers, project drawings, and assist in the management of all field related responsibilities. More specifically, the scope of the dual role handyman and Superintendent is as follows: * Assist the Project Management (PM) / Senior Superintendent in the management of all field related duties. * Work closely with the PM/Superintendent to ensure that you have a keen understanding of the design vision for each project, materials specified, subcontractor scopes of works, supplier scopes of work, materials specifications, sub and supplier scheduling, etc. * The ability to forecast upcoming problems and solve them in the field involving PM/Superintendent when necessary. * A keen understanding of generally accepted construction practices * Receive, organize and process the appropriate project specifications, i.e.: ---Shop drawings (trusses, floor joists, fire sprinkler, cabinets, fire alarm, etc.) ---Door frame and hardware schedules ---Window schedules ---Light fixtures ---Plumbing fixtures ---Finish carpentry ---Appliances ---Fireplace ---Finishes (floors, countertops, backsplash, tile, etc.) * Reconcile specifications against materials that land at the site ensuring that deliveries are complete and accurate. * Field measure all r/o openings and compare to proposals and shops (windows, door, cabinets, etc.) prior to PM/Superintendent ordering materials. * Visit each site (1) time per day, preferably in the morning, to ensure subs that are scheduled are present, materials that are to be delivered have arrived and review each subs and suppliers scope of work to ensure they are performing as contracted. * Attend a minimum of (1) meeting per week with PM/Superintendent and owners to review project status and schedule, and address any questions you may have. * Possess the skillset to perform small amounts of "pick up" / handyman work when necessary to meet schedule. Examples of "pick up" work: ---Framing ---Fence construction ---Door installation ---Site clean up ---Finish carpentry ---Hardware install ---Landscaping ---Etc. * Notify PM/Superintendent of subcontractors and/or suppliers repeated failure to perform per contract so he can rectify * Assist PM/Superintendent with scheduling all inspections, meeting inspectors when necessary, coordinating and executing resolutions to failed inspection items, notifying PM/Superintendent of these issues for updating overall schedules and giving subsequent subs notice of adjusted schedules. * Job site cleanliness including periodic clean out of homes and trash haul off. * Job site security including locking of gate and unit lock up at the end of each day. You don't personally need to lock up but we need you to ensure that that subs know that they are responsible for this. * Quality control - Ensure best construction practices. We are more than willing to back you up in your insistence that subs deliver quality craftsmanship. We have found that subs stray from reasonable quality expectations. We need them to take the time necessary to deliver reasonable quality. They need to be managed very closely. * Job site safety to meet OSHA and other jurisdictional requirements...fall protection, railings, sidewalk closed, pollution, etc. * PHW offers all clients/buyers of our homes a (1) year warranty. Assistant Superintendent will be responsible for coordinating and managing all subs and suppliers necessary to address all punch list and/or warranty items that arise. * When applicable assist PM/Superintendent in managing site development to include management of excavator, Bureau of Environmental Services, Bureau of Development Services, Portland Bureau of Transportation, Urban Forestry, Portland Water Bureau, utilities, work in the public right of way, sidewalk closures, etc. * Track site deliveries - Reconcile specifications against materials that land at the site, ensure that deliveries are complete and accurate.
